How do you figure your cost per point?

I did this analysis when I was considering purchasing. But not based on points - based on how many nights of room I would get based on when I would likely travel. I did it for the years I would be paying for my contract, then after when only paying for maintenance.

I compared it to the price of typical hotel rooms at Deluxe reports, which is what we had been doing.

I found that my initial contract got me about 10 days of stay, and was about break even while paying for the points BUT with the luxury of one bedroom space, with superior kitchens and bathrooms. After paying off the contract, I found the maintenance fees equal to about 4 nights of room, making the other 6 nights "free". That's what sold it for me.

We've since added points at two other resorts for more 11 month window flexibility.

My original concern was how long till I broke even on my purchase.

One number that I have been tracking for a long time is:

purchase costs + annual MF - sales income - rental income - estimated value of stay

For "estimated value of stay" I use an number around what the rental rate for my stay would be under the assumption this would be better than the Disney cash price with a discount.

"Sales Income" was the amount I cleared when I sold 2 of my contracts.

So when that hits zero I am happy. And the faster the better.

What is sales income?

Any money you may have gotten back over the years from selling some of your contracts
ahh okay. I keep all my contracts separate when calculating I don't mingle them, so for me if I sold its a done deal with future calculations on that contract.
