House sale falling thru

Well it not looking to good right now for us getting the house we've been looking at. In the contract it states the garage + driveway need to be free of any city violations, but when they city inspector came out and looked at the place he found a list of stuff. The current homeowners say they 'don't want to put any more money into the garage' (its not THAT much, our real estate agent was considering doing it so the sale would go thru). But now they want to move the date we could move in. Its a mess, and we've already spent $500 on the house (apprasal + home inspection) but we agree that walking away might be best in the long run.

It just seems silly to me that they won't put the money in to fix the city violations because if they don't sell the house in the next 30 days (and the new buyer assumes responsibilty for the repairs) the city can fine them.

If we start looking again at houses we could actually be in it sooner then if stay with this one, which is also why we REALLY don't want to move the date out ever farther then it already is.
 
That's too bad. Is there another buyer interested? Are you willing to split the cost of the repairs? Hope things work out for you.

Sounds like a blessing to walk away now before it ends up costing you a lot more than you would like to pay.

Hope you do find the right house.
 
In these types of situations you need to look as objectively as you can at how good of a selling price you got on the house. If you believe that you got a good deal then you might want to pay the cost of repairs. if you think you could do as well somewhere else, then you walk away. What do you truly think it will cost you to get the exact same house from someone else. that will tell you your answer.
 
My dh signed the release today, and sunday we're going to look at a whole new set of houses. I think this was a good learning experience (albeit an expensive one) about what we do and don't want in a house, and what we should be looking for/at.

I did think we were getting a good price on the other house but then i sat down and figured that we were going to have to save for a new garage (because the old one wasn't structurally sound), that it wasn't really that good of a price. I was also starting to be worried about alot of the 'little' things we found durning the home inspection, like the fact that all the plumbing fictures in the bathroom were loose and not properlly attacted to the wall.

So heres hoping I'll find my new house this Sunday, have three good prospects and a long shot (price wise).
 
Look at the money spent as a valuable learning experience. You both will never look at another house the same way. A good home inspector can show you what to look for.
