House rental questions....

I am helping a freind look for an offsite house for a weeks stay for Feb 2006.

I have no idea where to begin to look, nor what to look for in a rental house.

Our family just booked a rental house for May. I used www.onlinefloridavillas.com
Once you put into the website what kind of house you are looking for you get hundreds of choices. I have been e-mailing back and forth with the owner of our rental. They have been very helpful and we can't wait to go. Good Luck!!

We've rented from cyberrentals.com, vrbo.com and orlandovillas.com --
The orlandovillas.com website is I think the same as the UK one listed in the posting above. They have a section on "late availability" that we have gotten some great deals from. Also - a "Florida forums" discussion board that offers great discussion on the different neighborhoods etc. I have no vested interest in the site - we've just rented 5 different houses from there over the past 5 years and had a great experience every time.

A few questions we usually ask before renting a house - square footage (some houses are 4 bedroom but really, really small), size of pool and is pool heat included in price, privacy of pool and/or spa, is there a gameroom? (great for Disney downtime), is there a shortcut to Disney via backroads or will you need to take major highway? and if so what is the drivetime to Disney during traffic hours?

It's nice of you to help a friend with this task!

We will be renting a house for the 3rd time in Sept. The sheer number of rental houses available online can be maddening and overwhelming. Here is what I did:
I searched the net for a map of the communities in the Disney area. Then I wrote down the names of the communities that are closest to WDW property. Some are: Formosa Gardens, Lindfields, Indian Creek, Windsor Palms, etc. That helped me narrow down my search. After that, I only looked at homes that were within about a 5 mi radius of WDW. From there I sorted out the ones that were within our budget, had the # of bedrooms we require (3), and the sizes of beds we wanted. Then I narrowed it down further by keeping only the ones who's decor, layout and furniture arrangement appealed to us the most. Then I looked over the rental terms and cast off any that I found had overly strict cancellation policies. It's a process but I did end up finding exactly what we wanted, where we wanted it, for the price we wanted to pay.
I don't think I can post the owner's website here but if you are interested in the house we are renting (3 bdrm, 2 bth, poolhouse 3.5 mi from WDW for $537/wk tax incl) I can PM you the owner's website, along with that of our "runner-up" (4.5 mi from WDW).
