Did you call Park Vue? Often, their larger suite will "sell out" online, but when you call, they can find one for you... We've done it this way every time (I think 4 times, maybe?) and they have never had an issue finding a suite for us.
Otherwise, we stayed at Baymont on Beach Ave in June, and actually really liked it! It's about a 15-minute drive to the parking garage; they don't have a shuttle. We paid $110/night (or $125-ish after tax, if I recall). We had their Family suite, I think they called it. It had 2 queens in the front room, with a pull-out sofa in a smaller bedroom on the side. They had a breakfast, though we never actually tried it (no reason, just didn't). Room was clean by my white-sock standard. There was a vanity area outside the bathroom, so I could do my hair while my DD or DH was showering. TV in the main room and in the bedroom. One point I really, REALLY loved was that the smaller bedroom with the pull-out sofa didn't have an external door. I always hate that about Park Vue! DD sleeps on the pull-out sofa, and of course we use the additional locks and all, but she's still sleeping RIGHT next to the exterior door; Baymont solved the issue easily, and we love them for it! The parking was tight, but reasonable; we were the last ones in most nights, so we had to park way at the back of the property, however, there was always parking available. Biggest annoyance/problem was rather humorous. Sorry in advance for the minor "TMI"

I'm a short person (5'3" on a tall day), and they have TALL toilets. Tall enough that my poor little feet were dangling when trying to use the facilities. Had a whole new appreciation for how my potty-training grandson must feel on the big potty, lol!
Anyway, back to the room. Beds comfy. Pillows were weird; they were a normal fluffiness, some a little flat, but a 13" square instead of however big is normal rectangle. Hot water was always available in the shower. Fridge and microwave in the room, along with the standard stuff like bad coffee maker, ancient iron and ironing board, and doesn't-stretch-a-foot-away hair dryer. We did have to clip the front black-out blinds together to avoid waking up to that wonderful California summer sun, but I always bring clips to every hotel because that's a common problem. They are kind of a hybrid of a hotel and a motel. The rooms next to the stairs have wide open corridors, *however* you have to go through a door to get to the open corridor. Maybe 4 rooms are in the open corridor on each floor, and then 2 doors in or so, they carpeted the hallways, and it's a typical hotel with interior corridors. They have on-site laundry facilities. Pool looked nice, though we never went in it. We're kind of rope-drop-til-they-kick-us-out park goers, so pools and other amenities are often completely lost on us!
For us, the price difference ($200 for a similar suite at Tropicana, for instance), plus hotel parking fees of around $15 (depending on what hotel, but free at Baymont) meant we would be spending about $215 to stay across the street, or paying $125 for the hotel, and $20 for parking (and an extra half hour of travel time each way). So, $215 vs $145. That's $70 savings just for us to drive ourselves to/from the parks... Or 14 churros a day. 14 Dole Whips a day. 2 t-shirts a day. 4 coffee mugs a day. A sweatshirt and something else every day. Or, over the course of the 4 nights we were there, it saved us $280: enough for another whole day in the parks, just for the cost savings of driving ourselves to the park. Just something to consider.

Clearly, we were really impressed!
