When it says sleeps 4 does that count my 1 year old? Do I need to book a sleeps 6 since theres 5 of us, 2 adults, a 1, 4, and 7 year old?
 
It depends on the hotel. HOJOs standard rooms with 2 beds sleep 5. Onsite hotel rooms sleep 5. What hotel are you looking at? If it specifically says sleeps 4, then technically yes they will count the 1 year old. However, the hotel may make an exception for a child in a crib/play pen.
 
I was looking at several and it confused me because sometimes they say to list children 2 and up and others even have an >1 option.
 
I feel your pain. We have a family of 6 but 2 are under 3 (one under 1 our last 3 trips).
 

I don't think a 1 year old would count. Usually the wording is "2 and under" or "under 2". You also only have 2 adults, most hotels are fine with that.

Most places no, they wouldn't. But I know they count at Disney hotels, but those are 5 person max. so OP would be fine. I've had friends that had a family of 6 (1 or 2 kids under 3) in a Disney view at HOJOs, where it's technically a 5 max. occupancy without problem.
