Hotel Advice...Which One and Parking

No but you asked for 5-10 mins walk to the parks, why on earth are you looking at those 2 which are more like 20-25 mins walk?
B/c I have a credit for a vacation that I cancelled that can also be used there. I wasn’t going to bother b/c of the distance to the park; but, it might be cheaper to use the credit & stay there & rent a car.

OK well if you stay at either of those 2 places, rent a car and park at a Disney Parking Lot (probably Toy Story), you’ll be a 2 minute drive to the parking lot (or a 5-10 min walk) which is still at least a 15 min walk to the parks or you’d use the shuttle. Peacock Suites would be closer to the Toy Story Shuttles but you could have walked to the parks by the time you get to the shuttle, go through the bag check and wait for a bus.

Do you know anything about the area like whether is safe & decent?
 
It’s safe but a bit too close to the freeway and a bit far from the Parks, Downtown Disney and the various dining options and shops along Harbor for me to class it as a “decent” area to stay if visiting Disneyland. GardenWalk is less than 10 mins walk away but that can also be said of the other options I mentioned earlier plus your closer to the “action” at those.
Peacock would be a trade off and I don’t think getting a car would make it any easier or quicker to get to the Parks and DD. If I’m going to have a 20 min walk to the parks, I’d prefer to be on or very near Harbor (Hilton Anaheim and Sheraton Park would be 2 examples of this scenario).
 

I stayed at the Peacock Suites probably 5-7 yrs ago and felt it was "ok". The room layout was weird but we made it work. It was in need of remodeling at that time... I'm not sure if that has happened or not. We took ART from there. The area is totally fine safety wise but, as mentioned, it is close to the freeway (noisy) if that matters to you.

Dolphin Cove is rarely mentioned on here and the few times it has been reviews were not great. It's quite far and definitely on the outside edge of the "resort area".
 
Yet another fellow Hilton employee here :) Be sure to also check the new Hampton 'convention center', it's near Toy Story lot as well just on the Katella side not Harbor. You can enter Toy Story (walking) from both Katella or Harbor now so that makes it easier.

It can be confusing- just remember to check address very carefully when booking as there are both older properties in Garden Grove and newer ones closer to Disney. Hotels love to use major city names in property title which can even cause more confusion.

Is the Garden Grove one really bad? I have read several reviews of it being dirty and not well maintained. I am nervous because we do have a trip coming up and that is where we are staying. I am trying to get ahold of my TA to see if we can switch to some where else, but not sure if it is possible. I’m wondering what if it is really that bad! Thanks in advance

Which hotel in Garden Grove? The Hampton Inn is nice but the Homewood Suites is older. The Convention Center Homewood Suites is better.
