We found a home we really like. We offered full asking price, with seller to pay closing costs. They countered with wanting 5 ABOVE asking price, zero closing costs, and now they want to take their fridge which was previously part of the deal. I am so aggravated. Any advice? Im thinking of walking away but my husband really wants this home. I love the home, but I think seller is being a bit ridiculous.
 
Seriously? What is wrong with people? I would walk. They may very well reconsider.

I guess it depends on the market you live in. Are homes getting multiple bids above asking and how long has the house been on the market? I know it is frustrating, but you have to be prepared to walk away if you can't come to terms that you are comfortable with. Good luck, I know home buying is stressful, we went through this last year.

I guess this is what happens when you offer full asking price? They think they priced it too low and you can pay more? How does a seller get away with asking for more than their original asking price? :confused3

I don't know what you should do. I would want to counter with lower than my original offer and tell them the fridge is a deal-breaker. I would think that's not the right response, however. :laughing:

thats nothing... in my area, we offered full price and they countered with 25k more...

thats just how the market is now... :\

Tell the seller to pound sand. I bet they come back and accept your first offer.
 
Do you know if anyone else is offering them at the same time? They might be countering with all of you and seeing who bites first. If you knew you could get more which in return would help you financially on your next home purchase, what would you do?
 
I would counter back with my original $$ offer, no closing costs, and the fridge.

Keep the emotions out of the deal and buy it with a financial point of view.

There are always other houses.
 
You don't have a relationship with the seller, so try to put your feelings about them aside. This is just a business deal.

Bottom line, what is this house worth? Does the $5000 put it over what your realtor feels is its market value? Does that put it over what it is worth to YOU? If you walk away now over this amount, will you regret that decision?

Are there other homes you like just as much on the market?
 
What is your agent telling you? What are the comps for the neighbourhood? Your agent should know if there are any competing bids. My inclination would be to walk away. It is too easy to lose perspective once the offers and counter offers start flying. Take a deep breath- you and especially your DH have to remember that this is one of the most important business decisions that you make.
 
My emotion wants me to tell the seller to bite me. But the bottom line, we love the home. We thought their price was fair so we offered full price thinking come in strong and buy it. Houses go very fast in this neighborhood. This one is smaller though, most homes are 5br, 4baths with 3000+ square feet. This one is 4br, 2.5 baths and 2200 sq ft. It has a yard, a lot of them have tiny hilly yards. We have missed out on a few because they sell quickly before we could even see them. So this home could sell this weekend, but currently we are their first offer, home has been on market a few days.

I feel like agreeing to this deal is a slippery slope because when the home is inspected (which costs 450 bucks) if they find any problems, the seller probably won't fix any of them. So then we are more in the hole and we are getting very close to our upper end of our budget. If we find a major problem, we will be out the inspection fee again. I just don;t want the price to keep going up up up.

Our realtor is useless. She offers zero opinions, insight, or advice on what to offer or counter. When directly asked what should we do or how much should we offer, she responds with "what are you thinking". She is very slow with paperwork which cost us a house already. Actually, on the same street as this one. We like the area.We are stuck with our realtor til October.

It's funny you should say that because that is EXACTLY what I thought when I read your original post. My guess is that this is what they want....offering them full price, with them paying closing costs is "in effect" less than a full price offer. So, they want what they want, and are therefore asking more.

I think because the homes are selling fast in your area and the house has only been on the market a few days the seller thinks he has you by the " you know whats" I also think you are right on target when you say you are headed down a slippery slope because you are, if that inspection turns up anything they won't want to pay for a thing

Personally I don't think they will accept an offer for you of no closing costs I'd walk DH needs to not be emotionally attached to this place or any other

As minnie mum ( on page 1 ) said This is an important BUSINESS deal As far as your realtor, Oct is right around the corner I'd ride it out & then toss her to the curb

1.If this deal falls through for whatever reason, I would be finding a new realtor. We are currently under contract to purchase a house. Our realtor has gone out of his way to help us and get us into homes. Now that we are at the accepted offer point, he has been keeping in touch every few days to give us updates. This is how YOUR realtor should be. They are making A LOT of money off of helping you, they need to be doing their job.

This seems reasonable to me as LONG as it appraises appropriately. We actually switched the normal order for an accepted offer by requesting the appraisal first and then the inspection. I didn't want to get into a situation where we paid $450 for an inspection only to find out that we couldn't get a mortgage due to the appraisal being less than the offered amount. So as long as you know you will appraise and get a good deal (whatever that is for you), then by all means do this.
