Why do you feel the need to defend your selling of DVC? Why are you still on these boards? I am certainly not of the group who feels you are wrong to sell. You have done what you feel is best for your family. This is my last post on this thread. It has gotten to the point where the OP questions have been answered over and over again. Not sure why you are so defensive? :confused3 It is not about the classes. DVC is right for some, wrong for others. It has become too much for the masses, however. Too many people that do not understand fully how the program works buying in. This applies to both upper and lower class owners. I now see why the CM's working DVC Resorts get so annoyed with the "owners." It should be mandatory that all potential owners spend a month on the DIS so they are not surprised by increasing dues and booking and banking rules. :rotfl: Sorry to have ruffled your feathers. It truly was not my intent.

Just making the point that you all have to include your original price plus interest if you didn't pay it off in your per night calculations over time, everyone was just using their dues.

Again, I feel we got off topic, I'm to blame for that as much as anyone else.
Bottom line from the original OP is Hi dues. I didn't like paying them, nobody does I bet, but I do somewhat agreed with Dave (Daichter) $100 isn't that bad, unless it's every year.

We don't stay offsite but we pay cash now when we go, what's wrong with that?

Dave, side note, don't mean sound defensive, sometimes posting dose'nt relay what someone's point might be, people read into certain words. I'm not upset at anyone, and actually was enjoying the different opinions, although I do feel we got off base, and I apoligize for that.

My dues went up $22.50 (approx) each month. Not a big deal, especially since we love DVC and part of the dues are tax deductable.
 

mine came today went up $178.00 I have 370 points HH,VB, SSR and BWV last year $1495.00 this year $1673.00

I feel another reason dues are high(er) than other timeshare resorts:
Look at DVC, beautiful grounds/plants/grass/upkeep/buses....

I would bet the timeshare world OUTSIDE Disney (except Marriott) are of a lesser look than DVC. I would be curious to hear from OTHER timeshare holders and how there dues have gone up over the years....

I would bet the following: DVC is high, so is Marriott, and maybe Fairfield..
I would bet others are less dues and the resort shows it....

Would like input on this....

One thing I didn't realize is that dues are Tax deductible. Is this 100% deduction?

It would be wise to run that past your tax advisor, but basically the property tax component of the dues may be deductible for most members. None of the other aspects of the annual fees are likely to be deductible.

Our other four timeshares increased in the range of 4-7% this year. All are deeded weeks. None have any transportation expenses.
 
I am from Tennessee originally, and have been to Gatlinburg many times. The timeshares there are NICE, but NO DVC (looks,decor, etc). I would say that there dues are much lower than DVC...

Plus, these properties have been there for years in Gatlinburg, not so with DVC with properties 1-10 years old.....

We own a week at Tree Tops in Gatlinburg, TN. Our dues for 2006 are $386 per week. This resort is a member of Amber Vacations and we have a floating week where we can reserve any week and bank that with Amber in exchange for points which may be used (much like DVC points) at any of the other participating resorts in Amber (there are 3 others in the Gatlinburg area, as well as one in Kissimmee and one in Daytona).

I agree that the resorts are not at the same level as DVC, although the newer ones (like Sunrise Ridge in Pigeon Forge) do come close.

We have been able to get about 14 nights of stays using the points we derive from the exchange program and the timing of how we are able to use the system. There is no exchange fee- only the annual fee ($75) to belong to Amber. We are allowed to reserve 6 months in advance (owners can reserve 12 months ahead at their home resort using the program). There is an additional housekeeping fee ($25) for each stay beyond the first when using the point system. (We are able to break our points into 2-3 trips and have to pay the $25 for the 2nd and 3rd stays.)

Doc, Tree Tops is a nice resort, and Gatlinburg is a fun place to go.. We just stay at the Park Vista/Holiday Inn,etc. We had our Honeymoon at Gatlinburg 25 years ago (The Greystone Lodge on Airport Road)!! How is THAT for going down memory lane!!!?
