We have been told that the company is working with a title company that was unfamiliar with Disney. The full amount was sent around Christmas and included were the taxes for 2011. What on earth can we do? Anything? The last communication we had with our broker was Wednesday. She said she would get her manager involved (this should have happened before I think). Now it's another weekend. We've already passed the 7 month mark for a September visit that I was going to use these points for.

I never dreamed this could happen. It's not a fly by night organization. This transaction began October 12 and passed ROFR in November.

Can you chose your closing company? I've bought two HHI resales and had fabulous quick closings. I've got the names of the closers I've used. If you would like the names, PM me.

The title company was chosen by the broker or the broker's company. In all of our previous resale purchases, we always went with the broker's. Never had to pick or anything. All 4 previous transactions have been fine. This is not a company that we have used before, but one that has been recommended here, in fact our broker has gotten good marks by others here, so we were happy to go with her.

I get what you're saying, but your closing agent for this transaction, by SC law, has to be in SC, not in Florida. I'm guessing that's why you're having problems. You may have a CC that isn't familiar with DVC.

I used an attorney's office in Bluffton and one on Hilton Head for my closings. I'm happy to pass on their names to you.

If I were you, at this point, if I wasn't ready to walk and get my money back, I'd definitely demand to chose a new closing agency that was familiar with DVC.

Oh. I would have thought that our broker certainly should have known that. I will be contacting her on Monday to see if that is what the issue is.

I agree, if the hang up is the closing company, I'd demand to use another closing company. I can also provde the names of a couple we've worked with in SC without any problems.

Yes, you're buying real estate in SC and in SC by law, the closing company must be in state. That's why some resale companies charge more to close HHI contracts.

Let me know if you need a name. I was super impressed with the closing company in Bluffton. I closed, and was in the computer on the same day. My correct points showed up the next day.

Just to let you know, our DIRECT add-on at HHI isn't moving much faster. We paid our deposit on January 21 and the points were in our account on the 22nd. I've received one letter and 2 phone calls from DVC reminding me to sign my documents and send them back. I have called them THREE times to tell them I sill haven't received anything. They looked into it yesterday and said the papers were sent to their attorney in SC on January 24! They said I should have received them weeks ago. I told them that I have received NOTHING. I don't understand why they cannot just contact FedEx to see that my docs have not been delivered. I am not in any hurry as long as those points stay in my account. I will need them on March 13 to book my birthday trip.

We had similar difficulties with our re-sale. The seller was quick to respond (who was a realtor). We were quick with the payment. We paid the initial payment on June 14, and we did not get our member number until October 20! Needless to say, my advice is just starting hounding them...call every day, if not multiple times, and continue to ask their progress. It ended up that our closing co. was the problem (they were not very familiar with Disney), and even when the closing was done, they didn't transfer the info to Disney.. Thankfully, Disney contacted them for me to get the proper forms. Next time, I will go with a Disney only re-seller. If it helps, we did go to Disney 2 weeks after closing (wouldn't recommend that little planning though). Hopefully, HH will have openings too!;);)

OK. I've sent our broker an e-mail mentioning that the closing company has to be in South Carolina. The information that I have from them only lists a Florida address.

Thanks for everyone's input. It's good to hear about happy endings, and Kristen, I'm surprised by your story, but glad your points are there, so I agree with you that you are "safe." My patience is wearing thin. Today, I bit the bullet and borrowed more points for the September reservations that I needed. The extended family will be participating in the Marathon weekend in January, so there will be time to use the HHI banked points at 7 months for that stay. I'm hoping at 7 months to get a 2 bedroom and a studio anywhere on site, so it should work out.

We got our documents yesterday:banana:!

I have a minor concern...

All of mortgage and deed information seems correct, but they sent us the Public Offering statement and operating budget for Beach Club Villas:confused3. I'm not sure what that is all about.

I will call them tomorrow...I'm just glad we finally received them!

Used the timeshare store and Magic Vacation Title. Smooth as silk. Disney had us in the system 3 days after closing.

Ok...the manager called today to say that the deed was sent to Disney. The closing company says that they are cutting a check for the current dues to be sent to Disney. We are to get a call from our broker when we are in Disney's system. We could be coming soon to closure. :wizard:

PS. Congratulations, Kristenrice....perhaps we'll be meeting sometime in HHI! I would love that!!!:goodvibes

PPS. gretchen265, I'm sorry that you had the same sort of problem. Good that something was available for you! We're not planning to use these points this year at HHI. I'm hoping for Thanksgiving 2012 at HHI with the family, and we're using the points for this UY at WDW, booking at the 7 month mark.

We're planning on the first week of April (our spring break) 2013 as our next trip to HHI. As of now, our HHI trips will be limited to every three years unless we can score at 7 months again.

Friday again. No HHI points to be seen in our account. I've read on the Misc. board of a VWL contract that passed ROFR in February, and they're already in the system. We passed in November.

Sending lots of pixie dust your way pixiedust:pixiedust:pixiedust:

It sounds like it could be any minute now !! :goodvibes

It's not when you passed ROFR but rather when the paperwork goes to DVC after the closing was the issue. I understand it tends to take a week or slightly over from when DVC receives it. Hopefully by later this coming week you'll finally be done with this.

The company we dealt with has been mentioned here many times. It must deal with many timeshares, because the letter we received (on Monday the 14th) mentions "Please allow 30 days for possible recording delays and/or for your resort to be notified of the ownership change." We've gone through resale transactions 4 times previously and never got such a notification. I'm guessing that all of the timeshare companies deal with other companies than DVC, but in the past our correspondences seemed to have been less general.

Included with this letter was a satisfaction survey. If it weren't for the Disboards, I would probably just think that HHI takes longer, but that's not the case. I really do want closure and something (soon) for the thousands of dollars that we've sent!
