I am looking at refinancing my house and may call DH's best friend who has done refi for us in the past, but DH is embarrassed because revolving debt has gone up since last time. We pay on time, but to defer to his embarrassment I ask this:

What national mortgage companies have you had good dealings with or particularly bad dealings with so I can avoid the bad.

I live in KC so any of you near here know of anyone let me know about anybody here you like.

Thanks as always,
Katy

Ours is Countrywide. They have good reputation with their customer service (supposedly... as I've never had the chance to use them). They have online billing and payment, so I can pay online and no paper statements.

The one I would avoid is Washington Mutual or Fleet Mortgage. I've heard very bad things about errors in accounts, bad customer service, etc.

Good luck

Washington Mutual is mine. I had one bank that sold to another, to another and to another. I haven't had any problems so far. I don't know about the customer service yet.

Another vote for Countrywide. I used them for my original mortgage, for a refi, and for a home equity line, and have been extremely happy with their service. I would avoid OrbitOne (I believe it is called) as a woman in my office has had a terrible time with them (payments not being posted, late fees assessed erroneously, etc).

I'm going to say that your best best is to go with a good mortgage broker. A good broker can shop around for the best rates and closing costs as well as offer you the same, if not better rates than are available through the retail divisions of various lenders (basically the broker gets wholesale pricing... the difference between wholesale and retail pricing pays the broker's fees, but also sometimes you can get a lower rate through the broker).

I've been doing a lot of research for the purchase of our house and I've heard that countrywide's rates tend to be a little on the high side, especially in the retail market. I've heard good things about wells fargo.

I agree, it's probably best to not have a friend involved with your financials.

I've had about 9 mortgage companies over the life of my mortgage (that is now paid off!)....
Our latest was our most favorite called Mortgage.com
You can apply right online and manage every aspect of your account there as well.
They were very helpful toward the end when it came time to close the mortgage etc.
So I would have to say Mortgage.com is our favorite, you can check them out at their website.

We were sold to Chase and are currently refinancing with Chase. I am very pleased with them. We also have credit cards with Chase, and have previously had a car loan with Chase. No problems.

Another Wells Fargo, (formerly Norwest) here. We've financed two houses (one of which was refinanced, so 3 total loans) with them, and been pleased. They've never sold our mortgage, which was one of our preferences.

Our mortgage was sold to Chase a few years ago, and we refinanced last summer with them. We are happy with their service and have had no problems.

We have Washington Mutual.

We have also used Sun Trust our South Trust, I forget exactly.

The key is a finding a great mortgage broker, IMO.

We have one that we trust and he really works for us.

Our broker does not service any of his loans so they are always sold to someone else.

Good luck.

we have owned homes for over 20 years and the very worst is the one we have now which is Homecomings. They could never get the information right on our paperwork. Names and numbers were always wrong. We finally had to get a lawyer to get it all straightened out. We are refinancing soon just to get rid of them. We have used mortage brokers in the past and would use them again.

Hi nieghbor!:D

I'm in Belton. I would recommend local only. We had our mortgage through PPH and it was a nightmare!!!!:( I would check with James Nutter here in town. They are very reputable and have been here forever. You could also check the Reece and Nichols site and see who they recommend.

Good luck to you!

We just a quote - a very good one too - from New Century Mortgage. The gentleman told me they service approx. 20% of the refinances and 80% go to Wells Fargo. The place we have our mortgage through now services it, so I don't know if it's "safe" to go with a company that does not do this. Any thoughts or suggestions?

We've refinanced twice, and both of the refinances ended up with Washington Mutual.

The first time we went in cold, and the second time we called and asked them what they could do for us (interest rates had REALLY dropped at that time). They were really great, in fact- even though we'd semi-locked in our rate- they kept checking and got us an even lower rate on our loan!! We ended up saving over 1/2% on our last refi between our 'locked in' rate and the rate we ended up with.

Good luck though.......

USAA here. But I think you have to be military or related to military?! Not sure, dh was a member because his dad was in the army way back when.......

We started out locally with SunTrust, got sold to Chase, and have now been sold again to Irwin Mortgage. No problems with any of them.

We have GMAC Mortgage and they will give you 1/8 below rate or $250 off your closing.

Because we are gm employees we can refinance free every time the rates go down. We are currently at 4.75 for 15 yrs.:bounce:

They have a web site at gmacmortgage.com. They will never sell your mortgage either.

I do NOT recommend Regions Mortgage or Midland Mortgage to anyone. We just won a lawsuit against the both of them for wrongful foreclosure. Regions had messed up our mortgage, and then before we could get them to let us know just WHAT they had done to it, they sold it to Midland. Well we had to start all over again with the letters disputing the problem, and before we could get anything done, and after they said they would find out what the problem was, they accelerated the foreclosure so they could get the problem off of THEIR hands.
The first company has paid up, since they were in the middle of a merger, but Midland is still holding out.
Above all, I do recommend that everyone keep EVERY record, cancelled check, and any bank statement because of companies like these.
Good luck in your search!
Kim
