Help with DVC numbers

I, for the first time was asking DH if this is something we should consider but once again he pointed out how much we love trying all the resorts. Every time I run the numbers for timeshare it doesn't seem to make a whole lot of sense when you can rent points any time you need them. What do you come up with and is there something I am just not getting.

P.S. Wendy I like the furniture at SSR.
 
Any more luck in convincing your sister-in-law to buy into DVC, Wendy? ;) (We'll have to plan a meet in the spring so we can exchange those pins.)

I was just recently running some numbers, and Julie, SIL called just as I was doing the number crunching but I really don't think she's going to EVER going to go for it.

Sherry, the way I ran it, was first by figuring out how much I spend on the rooms on any trip. Then I broke it out for number of years left - resale of any of them until 2042. (38 yrs) SSR- 50 years
***by the way any DVCer speak up at any point, I am not an expert by any stretch of the imagination****
Ok so say to buy a resale at Boardwalk 200 pts @$70 is $14,000--
That's $368 a year + taxes $850 per year= total $1218.00.
To rent 200 points for a vacation is $2000.00
to stay at Boardwalk is :
Room Type Value Regular Peak Holiday PER NIGHT!
Studio $289 $329 $394 $449
1 BR Villa $390 $435 $505 $570
2 BR Villa $545 $705 $890 $1010
3 BR Grand Villa $1320 $1510 $1695 $1915

Now up to 222 points will give you a 1 bedroom standard view at any time of the year except Christmas & Easter for 1 week (7 nights)

So I think it makes sense, really for the upgraded hotel room and the perks and being able to book at other resorts too. Looks good to me.

I have not added in interest or financing because my personal (and only mine) "bottom line" is that I must pay for this with "cash" and not on time. That’s why I wanted SIL to go half and that’s also why I haven’t bought yet (need the ‘cash’)

Having said all that... if anyone buys because of my number crunching tell the rep to send me the commission check :p LOL.

And really I just want to call it MY home!

Wendy was your breakdown over 38 years because of boardwalk and were the taxes the maintenance fees?
SSR would be over 50 years correct and does anyone know how much per point the maintenace fees are here?

Yes::yes:: , 38 years & maintaince fees, Oh and of course again that doesn't include and "resellers fees, commissions" or anything else extra.
 
O.K. I just spent the last hour over on the DVC board. I can't believe I am thinking about this and now wish I had thought of it sooner. I really like the look and location of SSR- and the 50 year incentive. The cost per point here over 50 years works out to about the same as a resale of the other locations over 38 years. Wish I had more info on the pool being built though.

I hear mention of claiming a portion of maintenace fees on taxes-is this something Canadians can also take advantage of?

Sherry, we're DVC owners. We should try and find a time when you're in town this weekend and we can chew the fat for a bit.

I've posted similar things elsewhere, but we like DVC for a number of reasons:

1) It forces us to take an annual vacation. That's normally a problem, but it does force the issue.

2) What have room rates done over the past 5 years? Over that same time our DVC dues have averaged only a couple of percent/year. What will room rates do over the next few years? Ever hear of them going down? And we don't have to pay the ubiquitous 11% room tax on our accomodations with DVC. We're prepaying vacations by locking in now.

If you're concerned about missing out on other resorts, do what a lot of people do: DVC points are higher Fri & Sat so book in at a non-DVC resort for those days, paying cash using discount codes, then check into your DVC resort for the remainder of your stay. Or stay at USF (using discount codes) if you have a weekend at the beginning or end of your stay.

Exactly what I was thinking Mike. I don't like the double points on weekends and love FOTL at Universal or trying new resorts so this could give me the best of both worlds.
 
We have been owners at Boardwalk since Jan 2000 and love it. We get a yearly holiday and are able to budget our points to our advantage. Last year we stayed at a studio, banked points, this year, we are staying in a 2 bedroom, so my daughter can bring friends to celebrate her birthday. Next year we will spend only 55 points for a room, and go to universal for 3 days. No other timeshare is this flexible. Before our DVC purchase, we hardly took a holiday, this is something our whole family plans and looks forward to. Our dues were $600 this year, not bad for seven nights in a 2 bedroom suite with kitchen, jacuzzi, washer dryer, etc. Anyway, if you have any questions, let me know,
 
Thanks Maryann, reassuring to know you feel you made the right purchase. We have been going for 10 years now and I guess we thought it would slow down at some point but our trips seem to be getting more frequent.LOL. We did rent points at OKW a few years ago and loved the space, kitchen, and laundry.

Are you glad you chose BWV or if you could do over would you have a new favorite. I think I would love the location of BWV, but heard the noise at night can sometimes get loud. I think I like the location of SSR but who knows till you have actually stayed there. Way to many decisions.
 
We adore BWVs and know we made the right choice. We can leave our room in the morning, take a leisurely stroll to MGM or a short walk to Epcot, you can't beat the location. We have never had problems with busses to the other parks. We love the community hall where members can rent free videos, play games, if you have kids its great. The food options are wonderful, a walk to Swan and Dolphin where DVC members get a 20percent discount, close to Beaches and Cream, a step from ESPN as well as fine dining. Needless to say we made the right choice. Now SSR, looks lovely and if you want to be close to DD then great. But for us, being able to saunter out of Epcot after illuminations, instead of pushing towards the busses, makes our stays so much more enjoyable. We have never heard any noise from the Boardwalk, and we also try to opt for a standard view, and save a lot of points. Anything else I can help you with?
 
Great points. Dh loves strolling on the boardwalk, my kids love SAB so would probably prefer BCV's, I myself would like either of those locations and also like the DD location of SSR. Right now the one incentive for SSR is the 50 year deal and the newness of the resort, but we are also looking at all aspects of a resale. Thanks for the help.
