hello- new to boards here and looking for general help with purchasing dvc resale. I have questions that will help us with our purchase. I know from lurking here that the community is very helpful!
 
What stage are you at?

Still thinking about it, definitely want to buy but don't know the resort, or you know the contract you want and just need help doing it?

We have made decision but not sure of a few things. I’m looking at dvc resale website. We want approximately 100 -150 points. Wondering which Disney resorts have lowest annual dues per point? I notice many contracts have points available for 2023 24 25 and some at same price point do not. Why would a buyer consider the contracts without available points for each year (23,24,25)? Do those points affect the dues that are due?
For background: live NYS, retirement in next 2 years or so. Saved $ for a bucket list retirement vacation but since we have routinely vacationed at disney the last 4-5 years w/APs we think some of the money would be better used on dvc. We love Pop and book 10 -12 days at least 2 x year. We plan on coming down for 10 days in Jan. we always take a trip in Jan. Based on that would you suggest a use year?
Appreciate any help or guidance you can provide as we move forward.

This is already dated, as prices have been swinging wildly. If you goal is bang for buck, it's hard to argue with SSR math. There are some bananas SSR deals right now.

But, if you are picky at where you want to stay or want a 10 say straight booking or something, it might not be the product for you. We have no idea where you want to stay or how picky you are.

When it comes to math, generally speaking loaded contracts -- with this year or even last year points -- are undervalued and will get you more points for the money. I've bought some that are in the middle, not quite loaded but at good pricing. Old points usually require seller to pay those dues which makes them awesome value. Of course, you can negotiate for any of these costs.

Right now is a buyer's market. There are many contracts I would consider great deals just sitting on the market.
 
Do you care if the resort is on the monorail, near Epcot, or Skyline? Do you want to walk to Disney Springs? Lots to consider.

Keep in mind that certain resorts are more difficult to book at different times of the year. But for January, pretty much everything is available at 7 months.

When it comes to contracts without points in 23,24,25, the seller will have paid the dues for those points. You will also find those contracts are cheaper. Conversely, contracts with banked points in the upcoming years cost more. If you don't need points right away, stripped contracts are a great way to save money.

Since you always book a trip in January, try for an October or December use year. That way if you need to cancel or delay your January trip, you'll have plenty of time to reschedule it or bank those points.

I don’t think the home resort is that important (i understand the 11 mo booking) since we have not experienced any of the dvc rooms and would be happy to stay wherever is available w/ split stays. Because of that we’re thinking SS since cheaper. Would love a small contract Boardwalk or Wilderness lodge (either) since they are our fave resorts.
 
If you don't really care, SSR is the cheapest to own of the three. You can often still book WL at the 7 month point with SSR points. Boardwalk OTOH is very hard to book unless you own there.
 
There is a website with DVC and market in the name that is pretty easy to find that pulls all or the majority of all DVC resale contracts into one list. I am unsure if I am allowed to post the link, but it was extremely valuable to me when I purchased a resale contract
 
do you mind if it expires in 2042? if not then look for a BRV or BWV 100-150pt and offer lower than listed! dues at BRV are 8.51pp and bwv 8.53pp. we are almost 52 and 53 and didnt want to own anything longer than 2042. we figure if we are healthy enough to keep traveling at that point we would just pay for all star music as we go and have better cancellation policies. For now we choose bwv and brv!!!! good luck deciding and check many resale sites, some are priced tooooo high

I personally find this source very helpful for everything DVC - here’s a link to their annual dues chart https://dvcnews.com/dvc-program/fin...isney-vacation-club-2023-annual-dues-released, but they also have lots of info. about each DVC resort & news about DVC generally.
Lots of people recommend SSR for cost savings, I personally am a bit risk averse so opted to pay a little more upfront to guarantee I had home resort booking where I wanted to stay. If you like SSR or don’t mind staying there then it’s a great choice, but I fly in & never rent a car & SSR is more convenient for folks w/ cars IMO.
If you love WL, I’d buy Copper Creek villas (called CCV) which are in the main lodge building, have a 2068 end date, MF’s $7.92 per point, & a great point chart. There’s also the Boulder Ridge villas (BRV) which are on the WL grounds but not in the main lodge building, they have the same point chart as CCV, a 2042 end date, & higher dues than CCV. CCV has a little pricier buy in than BRV, but given the longer end date, lower dues, & location IMO that initial higher cost is worth it.

If you love Pop, not sure DVC will save you money. Some of the planning involved and limitations of the timeshare product may result in additional headaches (for example, you may need to book well in advance and late cancellations can result in losing points). Definitely take your time and do your research.

Parts of January are still in the zone of what we call Fall Frenzy, so you may want to add some weight to the "Buy Where You Want to Stay" philosophy. Also depends on whether you prefer studios, as those book up first.

I would stay away from "stripped contracts" that don't have 2023 points (I agree with the Oct or Dec UY recommendation) or especially 2024 points. Dues are billed annually - not based on UY - so you would still be responsible for paying 2024 dues to Disney in January whether you get the points or not.
