Help me think through this purchase situation

We initially bought AK 120 points resale- we like AK but love poly more. This AK contract provides us perks because we purchased in 2015, so we want to keep those perks. We would like to buy 100 PVB points. To stay about every other year.

Am I wrong in planning on keeping the AK points, renting them out some years to help offset the MF of both contracts?

Some years we may use the AK points - (planning on Aulani in 2024 for a graduation present)

I feel like this makes more sense than selling the AK points, losing perks or having to buy the min poly direct points for perks.



If we sold AK say at $110 per point then after selling fees we might end up with $12000 in hand.

If we wanted 75 points poly direct it would be at least $17625 (+closing cost) and if we want to get up to 100 points total, I know we will not find (or have a very hard time finding) a 25 point contract. With that I know we could find a 50 point contract for ~ $8000. So now purchase total would be ~$25625 - $12000 = $13625 out of pocket. Or buy all 100 points direct $23500 +CC - $12000 = $11500 OOP. I think what really holds me back is spending so much on the poly direct points when i know i could save $85 per point going resale for these points.

Or Keep AK points buy 100 point PVB for ~$150pp = $15000.

Am I thinking this through correctly? Keep my AK to rent out when we don't need the points vs buying only poly points. We would essentially have more points total (220) if we keep AK vs only buying 100-125 points Poly.

What other pro/cons should i consider?
We are probably a year out from the Poly purchase so i'm not jumping to make a quick decision.

In my opinion, you already made the direct purchase and have the perks - dont sell them just to buy at a more expensive direct resort.

I would keep the AK points and, when you are ready to buy Poly, buy resale.

The AK points can also be used at the Poly at 7 months, so you may not even need to buy to get the 11 month window unless you are trying to travel during very busy times.
 
I agree, it’s rare that you can’t get Poly at 7 months. Even if it looks like it’s not going to happen, LOT of owners shift at 7 months and open up availability. Watch poly availability over the next few months and make your decision from there.

Either way, I wouldnt Sell your AKV points!
 
I think you have a good game plan there. Keep the AKV points, and find yourself a Poly resale. Rent the AKV points you won't be using to offset maintenance fees from both resorts.

I would keep the AKV contract and add a PVB resale in the same UY. By the way, PVB points are very easy to rent out when you don't need them, due to the abundance of studios. When I listed some points with David's I was matched with a renter within hours.

This is something that has crossed my mind and I have been watching availability. I know that if i decide to just add on to my AK points that certain times of the year i might have difficulty getting poly. I think anywhere from Feb to early September i would be ok at 7 months @ Poly. We have traveled April, Nov and December so i do know that if we want just a long weekend in October we would need that 8-11 month advantage at Poly.
 
If you are financially stable enough to keep the AKV points while acquiring more PVB points, that would be the way to go. I have read on many threads that most people don't recommend buying more points than needed with the intention to rent the extras. I think that's good advice as no one knows how well the DVC rental market would hold up in the future, especially during tough economic times.
