We are going to purchase into the DVC around 350 to 400 points. I did the tour last week and went through the presentation.

I am thinking about purchasing someone else's instead of brand new. I see they are selling for around $66/point instead of $80 right now and $84 in December.

Any thoughts?
 
There are some good deals on resales. But in comparing prices you need to take into account current year, borrowed, and banked points.

This is the way I look at it.

Say you buy 300 points from DVC and say your use year starts June, 2002. It's going to cost $24,000. You will have 300 points to use (or bank) from June 2002 - June 2003. You will then have 300 points on June 2003.

Now say you find a resale for 300 points that has a June use year. ( Or April or August - something close.) Say it's priced at $66 a point for a total of $19,800. If this resale has most of the 300 points still available for the 2002 use year then it's valid to compare the prices. All you need to do is add another $400 - $600 to the resale cost for the closing costs.

But say that resale doesn't have any points remaining for 2002 . (all 300 points are available for 2003) That's 300 points the first year that you don't get to use. The going rate for renting points is $10 a point. For me if I'm going to compare I need to add to the resale cost the value of those points - $10 * 300 = $3,000. So now I am comparing $24,000 to $23,300. (19,800 + 3000 + 500 estimate for closing.)

I'm not suggesting that you shouldn't consider a resale that doesn't have current year points. Just figure the value of those points when making the price comparison.

The very first decision you must make is "Which resort do I want for my Home Resort"? That many make a difference on whether you can/should buy reasle or go direct with Disney.

The most often repeated advice from posters on this Forum is "BUY WHERE YOU WANT TO STAY THE MOST"! As you may know, you have a 4 month booking advantage at your home resort. For some seasons, the ability to book at 11 months is critical to getting your first choice of dates and room size. For example, you need to book when the 11 month window opens to ensure getting a standard view room at BWV or a GV at OKW. (I know there are occasionally reports from people who say they got those rooms at 7 months or even less, but they are most definitely exceptions).

There are not a lot of resales available just yet for BCV. If you want BCV and don't want to wait, you will have to buy directly from Disney. The only way to get OKW & BWV (and probably VWL, although recent reports make me wonder a bit) is via resale. HHI & VB are available both through Disney and via resale, but some use years may not be available through Disney.

It sounds like the $66 per point deal is a great one - especially on a large amount of points because the closing costs will be lower per point. If you aren't dealing with a broker, make sure you know exactly what you are getting and get it in writing.

As mentioned, if points are used are borrowed, consider them in factoring the cost as well. While $10 per point is the "going" rental rate. Maintenance and taxes could also be used as a consideration for their value.
