Haunted Mansion wait times

We are going to DW the first week of Sept. According to easywdw MK is the preferred park for the days that we are going and the park levels are only 3. Based on this, what do you think the wait times would average for Haunted Mansion? I'm making sure I have my FP selections accurate and this is a ride that my family would't miss. I've never had to FP it in the past, but not sure how the lines are looking now with FP+.

According to Touring Plans, a 10-15 minute wait seems about average for the first week in September for Haunted Mansion.

Also, with Pirates closed for a few more weeks, Haunted Mansion is likely a bit more crowded until Pirates reopens.

Are you planning on rope drop at all? We rope dropped on the 4th of July, headed straight to Peter Pan then rode It's A Small World, then went to Haunted Mansion. We walked right in with no waiting. We had a FP scheduled for later in the week but we changed that once we walked on the first day and my children did not want to go again.

Earlier this summer, we got a Fast Pass for HM for 9 pm. It was our 5th or 6th FP for the day and we picked it from a kiosk just a few minutes in advance. We arrived at the HM gate at the same time as another family who didn't have FP+. They made it to the stretching room before us as we had to stop twice to scan our bands. We were the only two groups there.

The posted wait time was 30 minutes.

I don't think I've ever waited longer than fifteen minutes at HM in August and September.
