Has anyone tracked history of resale prices?

Just wondering if there is a handy place where pricing has been tracked on resale prices? Charts, graphs? Anything?
 
Original sales prices are shown on the DVC Resource thread.

"Self-reported" resale prices can be found on the ROFR threads, but those can move around in short periods of time (and there have been reports that some posters may have mis-reported their actual price paid for whatever reason).

Resale prices are always a moving target based on the relative desperation of sellers and enthusiasm of potential buyers. The ROFR threads are your best bet.

Right... that’s why I was wondering if there was a condensed place where history had been recorded or tracked by years for pricing. Sure would be helpful
 
Prices for the same home resort could vary by $20 or more per point within the same week. I'm not sure how that information could be condensed even if it were easy to accurately track.

Possibly by averages.. monthly, quarterly or something like that? Not totally sure... I’m a newbie myself
 
I researched resale prices for 2017 for BWV using the ROFR threads and put it all in a spreadsheet to see what the price history was and to try to find some patterns so we could determine the best time to buy. What I found is a huge range of prices depending on several factors: Contract size, How many points available (i.e. double points, stripped etc), time of year, and then some randomness thrown in where people paid way less or way more than average for some reason I could not figure out. At the end of it, I could not make any use of the data. What I did learn was that you have to look at prices at the time you are ready to buy and then make an offer (or set a selling price) that considers contract size, how many points are available and how many other contracts are for sale at that same time.

That’s actually really good insight.. and very true! Makes good sense. I think the biggest thing I’d like to know is if general pricing had a tendency to rise or drop sharply at any given time of the year (end, beginning, summertime, etc). Kinda like how we anticipate a rush of contracts around dues time, it’d be nice to anticipate a “lower” time, or know that a certain time of year has a tendency to see higher pricing overall.

In looking at my spreadsheet there were more contracts sold at the lower end of the range from April through June. I think this is because there were way more contracts listed for sale at that time, but that is just my observation. Towards the end of the year September - December, the prices were higher but there were less contracts to choose from. I really think that competition is a big factor in resale prices which honestly makes sense from a supply/demand perspective. Or maybe its because the higher prices ones were sold to people visiting during Food and Wine and they were making poor impulse decisions lol :-)

We still haven't bought the contract at BWV because I felt like I missed the window of good prices last summer. So lesson learned there, when you are ready to buy, just go ahead and make your offer that you are willing to pay. Or you will be sad like me, wanting to go to F&W this year and you are out of points!!
 
I tracked prices at 6 sites for a few weeks. It was easier for me, because looking to buy at WL-BR narrowed it down, there are not that many contracts for sale at any given time. We eventually bought one that was at a very fair price, loaded. I used the VERY general theory, that it was worth $10 more for loaded one. So getting one at a fair price loaded, FELT like a good deal, and we are happy. (200 points, $95, loaded with all '17 points). I have been watching prices since the offer (we close next week) and still feel good about it, lol.

Just made a move on a BWV contract.. feel like we paid a little more than we wanted but I don’t anticipate them going down in price!
 
I tracked BLT for about 6 months by using actual recorded sales prices from the OCC website. It's labor intensive but the best way to get the most accurate picture of what is happening. Resale agencies and the boards can only provide a limited amount of information.

Don't stress about paying a few or even up to 10 dollars more a point, in the long run it's an insignificant amount of money compared to the dues, and money you'll spend at Disney. It's much more important to get the right contract for you, preferably with current year points. I rather pay more for current year points than a little less for a contract with no points until next UY.

If the contract is perfect for you, don't stress about the initial cost per point.

I agree with that, seen a lot of posts about people sweating out a couple hundred bucks. Better to pick up a contract that matches what you want.

Yes... true. We looked for contracts that didn’t have a lot of points this year. We had cash trips already booked and we didn’t want the maintenance fees added on.. plus worried about ROFR. Not sure if it was the BEST strategy but it seemed to work in our heads :hyper2:
