Hard time deciding how many points we truly need.

I'd buy sooner than later and rent any extras. At the very least be mentally ready to jump on any incentives that improve. While I am not a fan of the TOT at all, I do think DisneyLand Forward is going to shift things around and make VDH much more valuable in the future. Unless you hate it there, I don't think you'll be sorry to have those direct points, and even during the pandemic, the direct prices still kept going up. Yes, there was the VGF fire sale and a surprise OKW sale, but that's WDW, not DL. I don't see them trying any deals in CA. Just my $.02.

Yeah, I do think if we love VDH and want to own there, we won't want to wait too long. I'm sure prices will really jump when Disneyland Forward stuff moves over to the west side.

When are you visiting?

If you take Magical Beginnings and then bank the next UY you may not need to rent at all.

We are staying in a studio at VGC in early December this year. We plan to tour VDH. We also want to make the walk from the park all the way to the VDH building to see if we absolutely hate it. (Though, at the same time, I suspect if Disneyland Forward happens, they would add park entrances near the hotel. But maybe not?)
 
I know you tracking prices very closely, but if you wont be buying for awhile I personally would not. It will make it harder to buy in the future when you know what the past cost was. It's only going to get more and more expensive. I would expect the base price to go up next year again. The reason I paid less than whats available now isnt just due to incentives, it's mainly due to the base price increase.

Gotcha! You could even use the points for a welcome home booking in FL and try out a new or restricted resort if you didn't want to rent them out.

Oh, I know the prices will be more by the time we buy. But I still like paying attention to current prices. I just think it's fun.
