Respectfully, "prebooking" affects only those families who cannot/will not book 11 months in advance. Other than perhaps occasionally for standard view or Boardwalk view at the BWV, I've not heard of anyone being shut out if they book at 11 months.

If it were up to me, I would allow unlimited point transfers in both directions - but only between like home resorts and like use years.

Very true, but I believe it does put pressure on the high demand times. Perhaps it's the difference between the need to call day-by-day at 9am verus calling all in one shot.

My answer would be to set up a system where DVC both buys back and sells points to their members for those time when they are needed. They could buy back point at say $8 pp and sell at $10 making a $2 profit should cover expences and maybe lower our dues. They could limit the amount of points one could sell/buy, maybe equal to one years allotment of points or some such limit. They would therefore have a stockpile of different Home Resort/UY's and you could only buy your Home Resort/UY and no imbalance would be created. Just a thought. I'm sure there are lots of problems with this thought ... so fire away.

I voted that only 'commercial renting' is bad. I don't have a problem with the profit aspect, and although I would hate to see the going rate for points dip below $10, I understand that sometimes with expiration dates looming, or other similar circumstances, it's more important to not lose the points than to worry about the going rate.

I don't agree with reserving peak weeks and renting them to non-members. Imagine a DVC member's extended family planning a vacation 10 months out and the non-members have a better chance of getting accommodations than the member. :sad2: It's members screwing other members. Legal, but not right.

... After paying taxes and mortgage interest it is very difficult to make any profit on your own DVC points.

Why should you be making any profit at all? DVC is supposed to be prepaid vacation plans for you and your family and not a retirement plan or investment.

I don't understand all the anger toward the under $10 faction. This is supposedly a free market economy and if $10 is the price that the market will tolerate then $10 is the logical price.
