Great exchange- Royal Mayan Cancun

Dean- are the Royal resorts outside of Cancun as good? We toured the Pelican in St. Martin many, many years ago (and bought, before rescinding), but I'm sure it's completely different by now.

No, the Reef is no longer managed by the Royals. The Pelican was a run down place and the royals NOW manage it and have brought it up somewhat from what I can tell from others posting about it. VCI (in Cancun) is nice but not to the level of the others, plus it ends in 2007 (all of them were 30 yr RTU before the Sands which is 50 I believe). And there are a couple others in or near Cancun with the name Royal but they are not related to the real ones.

My question to you is if you can get this reosrt for $450 for a week why don't you rent your points out, even at the horrible minimum of $10 a point to garner enough cash to get into this resort. Using this example it would only take 45 points.
 
That is why I checked because it seems like on so many rental boards you can get very nice timeshares for very cheap...After we stayed at the Marriott Grande Visa at $220 a night plus taxes, I saw postings for $650-850 week! I think renting points is a great option because the net cost is so much less (plus then I wouldn't be using up my DVC points!). :banana:

Because you can't count on $450 for a week. The poster said that was short notice- it's usually not practical to go to Mexico on short notice. That's like somebody saying "why should I buy DVC when I can stay at All-Star Music for $65/night?" You have to compare apples to apples.

After reading that post, I went to redweek.com to look at what it would cost to rent Royal Mayan, and the costs were between something like $1,500 and $2,200, depending on the week. If you figure renting points at $10/pt, this was a pretty good deal, it seems to me.

You're right, if the rentals are that high this is one of the few resort with which it makes good sense to trade. I know that Tug has this resort rated in the top 10 all the time. I also agree that with the outlay of dollars to fly to Cancun it makes sense to have something written in cement before you leave. I guess the Royals are the exception that proves the rule. Thanks for pointing this out to me and all the other dvc owners reading this. I have a short list of places that I might trade to and this one has just been added!

That's very low even for off season for a 2 BR at the Royals but you can routinely get the lockoff for that or far less. This is exactly the reason I say to know your exchange. And that being a great resort in an overall desirable area is simply not good enough. In this example, getting the 2 BR for 160 points certainly helped but even for peak times, it may still be cheaper to rent out your points and pay cash for what you want for many places. And for off season, it's easy to get in cheaply.
 
When is off season? We are thinking next year the week Feb 18 - 25. What season is this. I was looking on the web about the Royal Resorts in Cancun it said a two bedroom was for 6 people. Is this correct?

Sorry for you. That is week 7, President's week, and along with the week that stretches for Xmas to NY, is the highest week in all of the Caribbean, MX, and basically any where it's warm with a Beach including HI. Off season will be late April, May, early June, Sept and Oct. Summer will be in between but much lower than Xmas to Easter. For 2006 you are already way behind. I'd start looking now if I wanted 2007 esp since the Royals can deposit 2 years out.
 
The 2BR unit has master bedroom with a King size bed, the 2nd BR has 2 full size beds and there is a sofa bed in the living room.

1488 sq ft sleep 8 though it only trades for 6 through II, just like DVC only trades for 6. I believe the second BR has full size and not queen but it has 2. No Jacuzzi and no real kitchenette in the studio side. But daily maid service and a lot of attention and support. Also as noted, no W/D but they have a laundry area with an attendant though it's open mostly day time and not on Sunday I believe, can't recall Sat.
 
Laundry was open I believe M-F (everybody is either coming or going on Saturday) until 5, but there were evening hours 2 nights/week at the laundry next store at the Caribbean (or maybe the Islander, don't recall which.)

I am kinda of confused it sleeps 8 but only trades for 6. Can 8 of us go if we book through a DVC trade?

The answer is maybe. The sq ft info I quoted was for the Royal Sands. All of the Royals have an official occupancy limit of 6 even though they would accommodate 8 based on design. I don't know if they give any lee way or not.

But to address the policy. II figures trade power based on the PRIVATE sleeping capacity of the unit. For most 2 BR units that's 6 but it can be 4. Private sleeping capacity is the number a unit can accommodate with 2 in a room and private access to the BR. Thus DVC studios trade for 2. So if you want to trade for a unit with 8 people you must research to know which resorts can and will accommodate 8 then trade for 6 knowing it will take 8. Many 2 BR units will not handle 8 people.
 
Thanks Dean for the info. I understand it now. I guess when I decide to do a trade I will ask if 8 of us can go or not. I think it is odd that it can sleep 8 but might not allow 8 in the room.
 
What types of beds were in each bedroom and was there a pullout sofa? JUst wondering how many this room could hold. thanks
 
I believe there is a pullout else the 1 BR would not sleep 4. I'm thinking a King, queen pull out and two double beds. This is the way the timeshare industry works. And don't count on MS to tell you about the sleeping capacity of the resort beyond the trade capacity, you'll have to do that research on your own.
