Grand Floridian Construction

What do y'all think - the GF spa closing starting 9/19 for 18 months (http://www.wdwinfo.com/wdwinfo/rehab.htm) seems like it might be an indicator of the timeline for the GF (DVC) construction? So maybe we can hope for a February 2013 GFVC opening?!? :cheer2:

I haven't been following that closely - what is up already? Sounds like there are construction walls up already? I am so excited...and saving my pennies!

That's a little aggressive. New construction on Disney property typically takes 2.5+ years to complete. Shoreline / ground prep work for this particular project doesn't help.

Likely the idea is simply to keep the spa closed during early stages of construction. Once the building is enclosed and crews have moved to the interior, most of the disturbances will be gone and the spa can resume operations.
 

Hmmm, wishful thinking I guess :) But on the bright side, that just gives us more time to save so that we can buy plenty of points when it goes on sale!
 
For all the water talk - and lake draining talk - no way - no how - with the monorail operation hours change recently, they aren't going to stop boat transportation!

Plus, they are going to 'drain' the small part necessary the same way they build interstate bridges in running rivers - cassions. Wall it up, seal it, drain it, back fill - DONE.

I think the concept art that was 'leaked' here might be a little out there - not insulting the poster - but they only have 11 posts I think.... So I'm not sure how credible the post is.

I just have a tough time wrapping my head around yet ANOTHER DVC villa.

BLT was supposed to sell out 'within the year' in 2010
BLT was supposed to sell out 'Before summer!' in 2011
BLT was 'selling really fast' in spring 2011
BLT was 'going to sell out before June!!!!' in May 2011
BLT was 'going to sell out before JULY! ACT NOW!' in June

I could go on --- and on - for July - August.... etc etc
Aulani is FAR from sold out....

BLT isn't sold out yet....

AKV isn't sold out.....

SSR ISN'T SOLD OUT over 7 years later!

Demand is not as high as supply, SO that makes me ask... WHY oh WHY oh WHY build more SUPPLY?

They have more points than their sales team can sell - so why?

If you are the owner of a business - and you have over $1 million in unsold inventory, would you go to your supplier and place another order?!?!?

Resales are going for an all time low price, resale supply is at an all time high (at least since I've been watching!), sellers are accepting low ball offers because they have no other options, and Disney is BUILDING more inventory?

The short answer is because we're talking about projects that have a 2-3 year lead time.

Historically, there was a time in 2007/2008 where DVC had no active inventory available to sell. The first 18 buildings at SSR were gone and the treehouses had not been announced. BLT had not been announced. The Jambo rooms of AKV were quickly sold out and Kidani was a year away from opening.

DVC responded to this by having as many as 5 resorts under construction at once--Treehouses, Kidani, BLT, VGC and later Aulani.

Then the recession hit and the housing market collapsed. DVC actually weathered that storm better than most developers. I doubt they made what they had hoped to on resorts like BLT and VGC but their sales numbers stayed pretty solid. Nevertheless, lack of continued growth left DVC with a point backlog.

But here's where we stand today:

* VGC is sold out, along with BWV, BCV and all of the older properties.
* BLT is over 90% sold out (and they only sell 98%.)
* SSR has only 12 Treehouses left to declare and at current pace will be sold out by spring 2012.
* AKV has the most inventory available--about 35% remaining. But that isn't going to last forever.
* Aulani obviously is just starting.

Grand Floridian villas wouldn't open until late 2013 / early 2014. That's more than 2 years from now. All of BLT and SSR will be gone, and it's entirely possible AKV will be gone as well.

No the inventory isn't needed today, but they aren't building for today. They're building for 2-3 years down the road.
 
And I think they are building for a market that probably has not been very intersted in DVC at least not until BLT was built.

I agree, and has me wondering why there is nothing happening in CA that we know of. No strong rumors about adding more DVC units at DLR at all that I know of. VGC is popular, and sometimes hard to book, so I would think they would want to expand at DLR, have something ready in a few years to sell.
 
SSR ISN'T SOLD OUT over 7 years later!

For the record, SSR (proper) IS Sold Out (in 2008). DVD continues to add groups of THV to the resort, so what DVC is selling at SSR now are THV points and those recovered from owners who defaulted on their loans and RoFR. SSR does not have any incentives and has a set price point for those that want to buy there (just like BCV, BWV, VWL, HHI, and VB).

In addition, BLT is very near selling out, based on Dizfan and WDRL's thread (which is independent of the DVC marketing machine). At the moment, DVD primarily has the remainder of BLT points (sales slowed last month due to the very high price point) and AKV. I don't see people who want to primarily visit WDW buying at Aulani (other than those who live in Hawai'i). It doesn't make sense.

Once BLT is completely sold out, DVD will only have AKV at WDW.

I think in the future you will see some action there and in other non park locations.
 
The biggest concern is real estate availability and price. If DVD thinks they could buy some property and recoup the costs via DVC sales, they may be willing to expand the area. I didn't realize how tight it was until my first trip in May.

Are you talking about DL? DVC already owns the regular hotel rooms in the new wing at GCH. I think something may happen with them. Either declare them as hotel rooms (similiar to inn rooms at VB) or turn them into villas.

I was just out there last month. There is also a large cm parking lot next to Paradise Pier Hotel that might be a possibility for construction.

Disney wants Aulani to get all of the attention from west coast buyers for a few years--then they'll move forward with something else.

The 2009 expansion to the Grand Californian included about 200 hotel rooms in addition to the 48 villas. Those hotel rooms were designed to allow for future conversion to villas. That would be the easiest project to pursue.

Other rumors have pointed toward a 4th tower at the Disneyland Hotel which contains DVC villas. That project is supposedly ready to go, just waiting on a green light.

But they'd like to sell a couple million Aulani points before they start giving CA residents another destination to consider.

I apologize for taking the thread off topic, but one more comment, if I may.
So the old rumors are based in truth about the hotel rooms at the new wing, and the rumors of a fourth tower at DLH. I love both options.
My two cents, I think I like the GFV concept. We would definitely book a stay there.
