I wonder what will happen to prices if there is a DVC in new hotel....
We'll find out in just a few years. I bet it won't have much impact. The direct price will creep up annually, and the new property will sell for 10-15% less than that just like they do today.
I agree any new DVC likely won't have much impact at least in the long run as the number of available units will still be relatively small. Maybe when the next DVC is actively selling, VGC resale can lose some steam because people may opt for the new resort, especially if the difference in price is not much. Once that sells out, the resale market for VGC will go back to chugging along like it is now. I think the only thing that would put a dent on VGC resale price is probably an economic downturn where owners may need to dump their contracts for various reasons. However, the number of contracts will likely still be small enough that it won't nosedive.

It's unlikely VGC will ever lose steam, especially since (keeping with the analogy here) there isn't much steam to lose. It's VERY, VERY small (48 TOTAL 2BR units plus 2 3BR GVs), so there's not really that much resale action on it as-is. That's the main reason they hiked the price up so significantly. As a comparison, I'm sure Riviera will be a good seller, especially being on the gondola line with the rooftop fireworks-view restaurant and all, but it won't make BWV and BCV any less popular.

It was still in sales and DVC dropped it all the way down to around $88/pt with discounts. I believe resale probably was somewhere in the $80's for a bit.
I looked back at the 2010/2011 timeframe for ROFR and some reported buying VGC for $63-$65 and quite a few in the $70's.
Yeah, that was both during a tough economic times and was also before the "Potrock regime" as I call it. I'm a little surprised it got quite that low.. I don't recall BWV/BCV dropping below $80 but maybe they did.

I remember them getting down into the $70's anyway for BCV - I kind of feel even might have made mid $60's. BWV went lower - I bought it for $50 in 2011.
