They have the Toy Story Lot property, outlined in red, as well as enough land along Manchester and Clementine (and several of the hotels on Harbor), outlined in purple, that could be converted from on-grade parking to parking structures with direct access from the 5 freeway.. For reference, the practical area of DCA is outlined in yellow. All land currently owned by The Walt Disney Company.
Great overview. Just Historical FYI: The Purple was proposed to be a parking lot and primary gateway into the promonade over Harbor. This would do exactly what you mentioned with an easy I5 access both north and south along with newly built surrounding hotels in support. This also allows access and drive foot traffic to garden walk that can connect along to Toy Story development of future DTD entertainment district to make it all flow together.

I could envision current day DTD being absorbed into the parks themselves with DisneyForward expansion of the two gates remaining and conversion of all the bus transfer lots to the purple area much like how they handle Mickey+Friends structure and flow.

Problem is Anaheim killed that parking project along with the DTD hotel project -- then was resurrected with the VDH DVC and minor expansion of DTD and replaced with DisneyForward.

The entire city council has turned over since then and the new body has proven to much more Disney friendly (or at least agnostic) than their predecessors, who fairly clearly riled up a bit of a nonsense in order to create and then leverage hostility towards Disney for political gain.

I think Team Disney Anaheim has also become MUCH better at fitting the projects to Anaheim as well. VDH is huge and yet they spent the time and effort to develop a design that wouldn’t cast a shadow on the neighborhood (which is why each floor after the 5th is a little smaller than the one below it).

Speaking of which, Did y’all know the Disneyland Forward project has a new community meeting this week?
 

Curious whether it was price alone or a combination of VDH announcements along with a reduced price that made VGC fly off the shelves.

IMO, if the prices are about the same ($217 vs $235) and will cost about the same amount of points…. why not just buy the better property?

Also, my wife and I didn’t really like the VDH theming. We like classy touches of Disney, which is exactly what VGC offers. Given that there weren’t many contracts to start with, it only takes 10-15 people to agree with us to significantly reduce the supply on the market.

Only ~16 VGC contracts on the market!
We jumped in and put in an offer a few weeks ago. Passed ROFR and now just waiting on closing! I kept thinking we’d buy VDH, but we love VGC and when I saw the prices going down I just had to do it. We might still buy VDH but we’ll have to wait and see…

We have a VGC resale contract in the works right now. It’s not ideal since it can’t be used at future resorts and it’s also a different UY, but realistically it should be fine since we plan to only use it for VGC stays, mostly for the holidays since it’s harder to book then. I resisted for a while since our existing points are all either direct or grandfathered resale before 2019, but decided it was worth it when the resale prices came down. VGC location is just the best.
 
We just had an offer accepted today that was a bit higher than what contracts had been going for the last couple of months. It was a combination of a loaded contract, the UY we wanted, and the lack of available contracts that made us jump on it.

Also it's 12 years shorter deed, so you're not getting 1:1 comparison on pricing. To have true equivalent per point pricing, VGC would need to be about $180 (will never happen).
 
I wonder how many will be left now that the VDH points chart is out. I’m glad to have jumped in and gotten our resale now.
I think we might still be buying VDH despite buying VGC resale recently. I priced out some of our stays and VDH would be decently lower than VGC.. now waiting to see the incentives and pricing.

I wonder if they will change VGC’s point chart next year to line up with VDH’s 7 seasons. If they do, points may not be lower at VDH?

They could definitely adjust them, but if we own at both we could adapt and choose which one we use for which stays based on point costs.

I'll be curious to see how quickly those 14 contracts drop away now. I have a feeling people won't be getting them at the 235 per point price like many of us recently got.
 
Might be losing it after all this VDH news but it looks like VGC has been added back to the Add On Points Tool, I do not remember seeing it there before?

I bought an extra VGC contract several years back at $285. The recent prices are amazing and I think the new VDH info will push some members to snap up on resale. Of course along with that high price I've had three years worth of trips already which would even out if I was to buy now. That said, I am so pleased that I added on to VGC (I already had a small contract there) than use those funds to buy VDH (the funds were sitting there waiting for VDH). I remember when people were thinking Riviera was a bad deal. Lol.
