Going Rate for points??

I don't rent my points, I do agree $8 is probably little low, considering not only the actual costs of ownership but the time required by the owner to call MS, set the reservation, and wait on payment.

However, that said, if I was in a position that I HAD to rent points, I could live with $8 because my buy-in costs were about 1/2 of what they are today. Estimating about $5 for current dues and a little over $1 per year buy in , I would still make enough to cover that actual expense. For many new owners, that would be iffy, considering buy in costs are now more than $2 per year over the life of the contract.

I'm sure the downturn in prices for rental have something to do with the current economy, a lot of people couldn't afford to go to Disney right now, even if the room was provided for free. I have some dear friends that I love to travel with, and they have been to OKW with me as my guests...but they are struggling now, just had a baby, and have had to move back in with his Mom...there is no way we'll be able to travel together for a few years. And they are actually in better shape than a lot of people...its just they both lost their jobs (he is working again) and with the new baby, they incurred debt quickly...at least they didn't have a house foreclosed upon..they were renting. And they were able to pay their rent but couldn't meet other general living expenses.

I am one of those owners that had to rent mine for lower than I would have liked. As you mentioned, when something happens last minute and it's either rent them for less or lose them altogether you end up settling for less than you know they're worth. I absolutely don't think that $10-11 is unreasonable though, especially if you can book months out. In our case we were looking at weeks, so it was considerably harder. Lesson learned though...we're paying much closer attention to banking deadlines!
 
I will say, that I will Never let a renter dictate to me what to charge for My points. Now, that being said, Free dining is during the Peak of Hurricane Season. Do all of you renters know how hot it is in Florida in Aug and Sept. The odds of a Hurricane are Great. Why do you think Disney is offering " Free Dining?" I have been to Disney at this time of year ( before DVC) had to leave due to Hurricane Charlie coming in.

I have noticed that a lot of DVC owners with a very low post count are offering these low point cost rentals. That speaks volumns to me! Some of it has to be Developer Points. Those have to be about finished.

Someone did a breakdown last month on the 4 for 3 free deal in the Deluxe. A DVC rental was cheaper, even buying tickets and the DDP. Disney is charging Rack for the room. They are not giving anything away. It may look like it, but have you really done the Math?

For the DVC owner that rented a one bedroom for cash for $200 plus, well when I price these rooms, they are over $500 and almost $800 for a two bedroom, for a weekend night. This is one reason why I will not give my points away... DVC is sure not giving me anything! I really needed a two bedroom in Oct 2006 at VWL, it was available for cash, but I sure wasn't paying that price. I needed a one bedroom in May 2007 for two nights, it was unreal how much it was. I had it reserved, then cancelled it and stayed at Universal for half the price.

For those that are renting at absurdly low prices, you are hurting the membership and yourself. If you need the money so badly, charge a decent price and help yourself out.

Who are you to tell people they are hurting themselves (and DVC) for charging "too little"? Whether someone wants a quick and easy sale, wants to be generous, or whatever reason, if they want to rent their points cheap, that's their business.

There are people charging anywhere for <$10 to >$20 point. I assume each has their reasons for picking the price they pick. And if they can get a renter to agree, good for them.

I could get into a lengthly discussion, as to what I think the reasons are as to why people are giving their points away. For the sake of my time, I am not going to do it. I will say, they can't know the amount of work that goes into renting a reservation, starting with all the emails with the renter. Some ask a ton of questions. Some hardly ask any, I guess it's the luck of the draw. If you took my comment personally, then you either rent dirt cheap, or you are one that dictates what you will pay. I am not going to do a search to see.
For me, I will bank mine and keep looking for a decent rental agreement before I give away points, but that is for me. What the rest decide to do is up to them. I am not in the financial pinch that I have to rush to rent my points.
And as for Who am I? I am a DVC owner that will bend over backwards to help her renters have the most Magical Trip possible, I just don't give it away. I paid top dollar for my DVC contracts, and I seem to be paying top dollar in dues. I guess that is who I am. Who says all the people giving their points away are hurting? I have seen someone reply to a rental request with a point price of $10-11, then someone come right behind them with $7 per point for the same request. I was thinking, If you were going to do this, then why not just take a dollar off, why take $3-4 off? They couldn't PM the person because they didn't even have enough posts to do so. Is that hurting or just rude? Why not just wait for the next request to come out? None of this has to do with me, I have not rented off of the rent/trade board in a while. It's like a Lions dens.
 

Within the last week, I've turned to renting on eBay. Some buyer's expectations of price on the boards have become lower than I would ever be willing to accept. Also, there are people to whom I have responded who have not had the courtesy of saying "no thank you" only to post another ad. It's just easier to pick a popular time and post an ad on eBay (your contract is built-in to the transaction and there is protection through PayPal.) My first rental netted $13.20 per point.
 
You are competing with Disney. Last year the economy was humming along... this year not so much. So Disney is giving better deals. That means YOU have to give better deals.

Breakeven etc.. is all nice, but if no one will pay your price then you are stuck. You can either use them or rent them but it's not "demand" business. Right now the "supply" of good deals exceeds the demand!

Those of you who "never" let the market set your price.... it's a risk. You may get stuck and not be able to rent.

Personally I would never pay more then $10. IMHO the "risk/reward" isn't worth it. (But then again I just bought enough points to get out of the game too LOL!)

I can see your point. If I wanted to get rid of my points quickly and didn't NEED the money, I'd probably get rid of them cheap. But at the same time, I understand where kimberh is coming from - because its so easy to have someone willing to do the legwork do all the legwork, then go find someone who will undercut them on price. That really isn't fair to the person who did all the legwork up front - and I suspect it happens to often.

Its a little like going to a full service high end camera store and having their highly trained employee walk you through the benefits and details on each camera. Because the camera store provides all this hands on service, and a retail location where you can touch and try the cameras, there prices have got to be high enough to cover the added cost. So they have a real issue with people using their service to choose a camera, but going out to eBay to find the same camera for 20% cheaper.

And the issue is sadder right now. A year ago there were plenty of people looking to rent points, and few owners who needed to rent them. Now the supply is high, the demand is low, and there are a lot of people playing the "how desperate are you" game. Some people need a certain price just to hold on - cover dues, their payment - and maybe get a few dollars extra out to suppliment the unemployment check. Other people need to sell for dues so they don't "waste" the dues this year.
 
As an "experienced renter" I can tell you it is a buyers market right now

In 2006 I paid $13pp

In 2007 I paid $12pp

In 2008 I paid $11pp (for our upcoming 2009 trip)

When I make my purchase in June for our 2010 trip, I can tell you I will not pay more than $10pp for my purchase.

The supply demand factor plus the fact with the 4/3 deal you can get a better deal direct if you compare the costs

Now, that being said, I may pay $11pp IF it was someone I already rented from (experience factor plus comfort factor plus prior business relationship)

So is selling your points for $8 crazy, I dont think so, if you need to get rid of them, then it is not. But if you have points that dont expire for a while then I would ask for $10pp. Anything higher and you will probably waste alot of time trying to get rid of them

I also dont think it is wrong to try and negoiate price. It never hurts to ask low and pay high if you have to. I dont look at that as an "insult" I look at it as doing business, and thats what it is, a business transcation. Someone wants $11, you offer $9 and probably settle at $10

I don't think its wrong either, but I also don't think its wrong for the DVC owner you are working with to simply stop responding to your emails if you go into negotiation mode. Some people are up for working the deal....other people are going to immediately let you find another renter.

Perhaps the market has tightened enough that people do respond now, but I know some owners have admitted that they just don't respond to PMs of anyone looking to deal.
