Getting really frustrated -- still haven't closed on BWV

I was so thrilled when we passed ROFR on 1/23. But now it's been three weeks and we have not closed and don't know when we will be closing. We have been told that with all of Disney's end of year stuff, they're "backed-up." We had paid for an expedited closing and were told we could close two weeks after ROFR. We had (perhaps foolishly?!) thought we would be in the system by the end of next week and could squeeze in a trip the first week in March using our points. Now, we are having to stay in a hotel, instead. Don't get me wrong, I love Disney, and am excited about DVC, maybe too excited. I just want to be Welcomed Home!!!!!

I'm sure with the F&F deals Disney had at SSR they are backed up. I purchased BWV through Disney on January 18th....thats when they got the signed docs back. My closing is March 1st. But I guess buying through Disney also aloud me to book ASAP....I didn't have to wait. Keep your head up....by what I read here it takes few weeks before Disney has you in their system.

I'm sorry this is happening to you. We had to take one last hotel trip after we had closed because DVC was all booked, that was over a Halloween weekend.

We'll all be here to Welcome You home!

If you paid for expedited closing and did not close by your set closing date, then I'd take that up with the reseller. However, expedited closing doesn't guarantee that you'll get into the DVC system any sooner. After closing, the closing company sends your paperwork to DVC and it goes into the pile with the rest that have to be manually loaded.

Who knows, maybe you'll be in the system and still be able to get that DVC ressie... :) :wizard:

The sellers may be on vacation or it may be difficult for them to get their paperwork notarized. I was upset cause I sent in my stuff overnight but the sellers took a week to return their papers. Call your closing company to see when the paperwork was sent to wdw.

I just closed on a resale as a seller and I didn't experience really any delay due to DVC. Seems to me it did take about 10 days for the points to come out of my balance after closing

Have you received the paperwork from your closing company? If not, the problem may not be on Disney's end.

Any backup regarding a closing is not due to Disney since they handle their own closings. If you have not yet closed, better check with your closing agent or broker to fidn out about the delay. Once closing has been completed, you should still be in the DVC system within a week.

Good luck!

Twice I passed rofr within a week, and both times it still took 6-7+ weeks until I could make a ressie. Others have posted that expediated closing really didn't save them that much. I'm surprised you were told 2 weeks--are you with TCS? They usually only give you "worst case scenario" on closing (at least that was my experience). Plus, twice they lost my paperwork (asked me a week or more later for things I had faxed in right away) and once they gave me the wrong contract number which really added to the time delay. It's frustrating--you can close on a whole darn house in 2 weeks with a mortgage (I've done that!), but a little timeshare seems to take forever. Call them regularly and ask for updates---if it's TCS I really believe they need to do a better job communicating the closing process and where you are in it better. For the record, they gave me such blatent mis-information last time that I won't use them again.

I went through the same thing. It was very frustrating. I was also told the hold up was with DVC collecting annual dues or something. It was all fine in the end but I understand your feelings :furious: . Good Luck!

Thanks for all the kind words. I am using TCS, and was told that Disney delays have them waiting to close on 50 DVC sales. We'll just keep hoping that it happens soon! Pixie dust, please!!!

It sounds like they might be waiting on the estoppel information. In that case, the back-up is with Disney. I think the DVC accounting dept. is pretty small and everyone's dues statement gets sent at the same time, so they would indeed be busy. In the meantime, Welcome Home! At least in March you can walk around the BWV and say "this is mine"! (and if you are like me the first time, you'll try to get a peek into someone's room)

Doc,

Sorry, but I have to call your hand on this one. The Resale closings are handled by the title company but they "MUST" have the estopple information from Disney before they can prepare and send out the final closing papers.

Paying for an expedited closing is no help if the final figures are not received from Disney.

I can tell you this much, there will be many calls made on Monday and we will get to the bottom of this!

Sincerely,
Tom

Look at it this way:

We bought into SSR and were planning on staying there when we went in Spetember of that year.
The opening was delayed a few weeks, which meant we could not use our points at any of the resorts as our home resort was not opened.

It gave us a two week cushion of points in our account. Now instead of borrowing we end up banking every year.

I understand your disappointment, but again, the cushion of points is a nice place to be in.

Wow, I feel terrible. The Timeshare Store is not involved in this. We bought directly from a seller who suggested we use Timeshare Closing Services (TCS). I don't know if The Timeshare Store and TCS are related at all, but I wanted to make sure that Tom's (and his company's) good name are not smeared at all. Now I'm thinking that we should have bought through TTS, though.

Well don't I feel like a fool! That's what happens when I ASSUME things. Anyhoo, since I don't have your name and info, I can't very well do anything.

The thing for you to do Monday is call TCS and ask for Brenda, she will give you the low down on what is really happening. Be sure and tell her that I asked you to call and specifically ask for her.

I really hope you can get this finished soon and start enjoying your DVC.

That's what it's all about, "HAVING FUN"!

I really do appreciate your letting the board members know The Timeshare Store didn't goof up.

Best wishes,
Tom

I'm not suprised that Tom offerred to check-it out. That is the kinda guy he is, and the type of company that he runs! And your right, he and the closing company are not related (I always thought they were, from a business sense, but after 5 re-sales with Jason at TTS, I know that they aren't!)

Thanks for the correction, Tom. One might assume that the estopple information would be done along with the ROFR, since Disney does have a month for that aspect of the resale process and would be likely to use that information themselves in deciding whether to exercise ROFR.

I'd still suggest that better communication could be provided by the closing company in situations where the closing date will be changed.

I would also suggest to the OP that if you paid for an expedited closing and that didn't happen. it would seem that your money for that service should be refunded.

It sounds like the delay is due to DVC Admin being overloaded with processing dues payments and handling paperwork from the final days of the F&F promotion in which case the closing company probably isn't to blame for the delay.

I think the $45 charge for expedited closing pays for Fed Ex'ing documents (to Disney, to the county, etc.) that would otherwise be sent regular mail. So while it doesn't hurt to ask for a refund, it could result in further delays if it causes any of your paperwork to go via regular mail instead. But, it doesn't hurt to ask. Just be sure you ask about any consequences first.
