Future Disney Resorts (i.e. Beaches?)

Does anyone have any inside information on future Disney Resorts; i.e. including Orlando but especially anthing on the ocean. Maybe Gulf side of Florida or California? I really think the club is worth joining and our family is a big fan of the beach, so I plan on spending a fair amount of time at Vero Beach. But I am looking for some beach variety; i.e. a massive beach resort with incredible grounds like something Marriott would do. From reading the site, it sounds very difficult to visit the beach with the World Passport Collection, everything seems to be waitlisted!
 
If beach property is key to you and HH and VB are not sufficient winning conditions for your purchase than DVC is not for you.

The majority opinion on this board is that DVC will probably not do another "off-property" project - they thought the DVC name would ensure a quick sell of HH and VB and where the outcome was that their distinctive competence/drawing power was not in so much in their name but in their awesome WDW location

find a beach that you like -if VB there are other timeshares - if the Panhandle - there are several - if HH again several -

you can get a fairly go timeshare for under $3,000 at any of these places -no it is not Disney - but if you want ocean or panhandle - it is great!!!!

and get the information that you need to make a decision.

if you can afford Marriott - then go with them - but go the resale market - they do resales now - so the points program if important to you does not mean you have to buy new at developers cost.

however the unofficial Marriott resale is probably a much better buy they can be for $5,000 to $10,000.
 
Spiceycat - please correct me if I'm wrong, but I think if you buy a Marriott resale you do not have as much flexibility in using your points as if you buy directly from Marriott. It is yet another nice thing about DVC - all members are equal no matter how they got in.
 

You can buy a Marriott resale directly from Marriott resales, or from some other reseller or owner. If you buy from Marriott resales, you should have all rights and privileges associated with that particular week. If you buy from elsewhere, then I think the only option denied is the option to turn in your week for MarriottRewards Points (the hotel program points).

That's correct.

Marriott Vacation Club owners have exactly the same rights, flexbility, and options to occupy or exchange their week -- regardless of whether they bought from Marriott or a resale from a third party.

The only difference is the rather dubious benefit of being able to turn a timeshare week for Marriott Rewards (frequent hotel guest program) points. Most Marriott owners who bought directly from Marriott (new or resale) can do so every other year, for a fee, if they choose to.

Back to the original topic... Disney Vacation Development learned the hard way that the economics of developing off-site resorts are nowhere as good as for on-site resorts at WDW.
 
I agree with the previous posters. The projects at Vero Beach & Hilton Head took years to sell out.

I suspect if and when DVC ever decides to develop outside of Orlando, they will somehow have it as part of DisneyLand in California.:earsboy: (Pure guess on my part.)

I agree. No more off property DVC options, every. And Marriott is a great plan but there are few people who get enough value out of their points program to justify the higher costs of buying through Marriott. Why pay more for the option of trading a timeshare for FF mile points to stay at a hotel. Like many things there are special situations where there is value, just nat many.
