So we ditched our Realtor (was very unhappy with her) but we cannot relist with another agency for 2 1/2 weeks. So in the meantime I'm going FSBO.

For anyone who has sold (or bought) through a FSBO could you walk me through how you handled offers and then a contract. Trying to get my ducks in a row as I think we may have a buyer.

I sold my townhome this way. When I received an offer I wanted to accept, I sent the paperwork over to my lawyer who would represent me. He handled everything from there. I was there when they did the inspection.
 
You need to have a real estate attorney or a friend who's a realtor on the side (or a past realtor) that would be willing to help you with the paperwork & legalities. There are also realty companies out there like Help U Sell, who are "minimalist" realtors - or they sometimes offer just the paperwork end for you. So you wouldn't technically be listing with them (since you can't because of your prior agreement).

We've gone all 3 routes (and used a realtor too) and never had any major glitches. I think we paid $1995 to Help-U-Sell for their paperwork & legal services. The friend we used that had been a realtor did it for free but we got her a nice gift card. I want to say the real estate attorney was around $1500 (a friend of a friend of a friend).

Some states require you to hold any good faith deposits in an escrow account, so you may want to look into that & have that set up ahead of time too.

We did all of these over 10 years ago, so my info & prices may be outdated!

Find a real estate attorney to handle the paperwork and closing for you. We have done this before and it cost us less then $1000 for everything-a far cry from the $8000+ the real estate agent was going to get.
 

We have purchased FSBO and sold FSBO - each time an offer was accepted our lawyer handled everything from there on.
 
I've sold 2 homes FSBO and bought one FSBO. Like the other PP's we used an attorney (only paid as a seller) and the last time it was about $800. Alot less than the $16,800 a realtor would have cost us!
