Four adults - 2 value rooms or 1 deluxe room?

I always prefer deluxe resorts if I am going to take advantage of the extra evenings hours. It looks like you would share with your DD and you sister would share a bed with your niece. If that’s the case and everyone is comfortable doing so it would be fine.

Im a big fan of staying near the parks. It is awesome staying at BC and walking to Epcot. If you are spending most of your time at Epcot or DHS it would be great staying in a Crescent Lake resort. Definitely check out Swan/dolphin. Although depending on the dates they can get pricey.
 
The bathroom situation would nix the deluxe for me. I would not want to be sharing a bathroom with 3 other people--nor would they want to be sharing with me!

Have you priced the All Star suites? They have 2 bathrooms. I was going to suggest the AoA suites, but you said your daughter won't ride the Skyliner . . . but perhaps you could use rideshares for Epcot and DHS if you stayed at AoA or Pop?
 
I would vote for two rooms. Two bathrooms/four beds makes a huge difference. Consider a value near the Skyliner. It's absolutely a gamechanger, transportation-wise. Makes access to EPCOT/HS (and the YC/BC/BW neighborhood) a breeze.
