Hey guys, my DH and I can really use your help. We are looking to make the big move from NY to FL in Nov and are looking for a apt. Mostly in the kissimmee area around Vine st. Everything i find has some type of problem, some people complain about bugs and other about noise. I need something that is safe for my 2 little boys 1/3 yrs. If anyone has any advice it would be greatly appreciated.

Honestly, I don't think you can find an apartment in Florida while you are sitting on a computer in New York. You have to actually GO and see them in person because only then will you be able to find the balance of what you must have, what you would like to have and what you can live with.

It's like reading hotel reviews online,-- you could be reading reviews of the BEST hotel there is, and there are always going to be people finding fault with it. Some people just like to post complaints online for personal reasons or just to be difficult. And people who are unsatisfied are more likely to post about it than those who ARE satisfied.

My suggestion would be to hook up with a realtor, like Keller Williams, Coldwell Banker, etc. They do list apts and condos for rent.

You definitely can't rent sight unseen down here. I only looked at two places before I moved down - one that I was 98% sure I wanted to live and another one that people spoke so highly about on the internet including on the Disboards. The second place was a dump. Also, as I'm driving around town I will come across apartments that I had checked out online and was glad I never looked at them due to various reasons - the area, traffic congestion, etc.

It's Florida. Bugs are a thing. A complex with adequate pest control is what you need.

I concur you need a house hunting visit.

We didn't have time to travel down, but my BIL was able to preview properties for us. My advice would be to ask about lease addendums before putting down the security deposit. ;-). These are extra guidelines that they want you to follow.

DON'T move to Kissimmee! Since it sounds like you want to be near Kissimmee, consider Hunters Creek which is in Orange county. Just head north on John Young Prkway from either 192 or Osceola Parkway and you will cross from Osceola county into Orange. Hunters Creek has a bunch of different apt complexes to choose from.

If you have any questions about a particular area, feel free to PM me. I have lived in Orlando area for many years.

That was going to be my observation and recommendation too.
I lived in the Orlando area near Kissimmee in 1995-1997 and the area that the OP mentioned was a bit sketchy then. I again lived in Orlando from 2007-2010 but north of the city.

I'll second the Hunters Creek recommendation.

That area is no good. I would not look there.

I agree about hooking up with a realtor. There are a lot of places you can actually look at on Zillow. After you find a place though, please go on websites like Yelp and see the tenant comments. I have been at my place for 12 years and 2 years ago a new management company took over. Since then, the place has gone downhill very fast. Luckily, I purchased a new condo and am moving out Oct. 31st. My long-time neighbors are still stuck and don't know what to do since we have all lived there so long.
