First time renter question

I am trying out the DVC rental thing for the first time, and am currently waitlisted due to lack of available points. I'm wanting a 2 BR at BCV for 7 days in December. The room is available, but it showing 275 points. How hard of an ask is that? I know there are no guarantees, but am I likely to get the reservation or are the rooms probably going to sell out before that amount of points come available? I'm planning out a 2 week trip and and really don't want to pull the trigger on booking the rest of the trip until this is nailed down.
 
At this late date, it's unlikely you will get 7 night at any resort. Most are gone right at 11 months, you are looking for THE busiest time of the year for DVC.

Do you mean points or rooms? Because the room is showing as available both on the publicly viewable online tools and according to the rental company. I'm not looking at Christmas week.

All of December is really busy for DVC. Beach Club is a really hard resort to book. The rental company must not currently have an owner on their "customer" list who has 275 points for rent and is a Beach Club owner. Right now, only beach Club owners can book there. Do you have a 2nd choice resort? This is one of the harder ones to book :)
 

DVC is very busy in December. As @DisneyTravelers2008 pointed out, that room can only be gotten to by an owner at beach club.
Beach club is the most expensive property on the resale market, people buy there to stay there.
Of course anything can happen, but I think you are going to have a hard time finding a beach club owner willing to rent out 275 points.
By the time that gets to a point where you can book it with none home resort points, it will not be there long.

If I were you, I would be looking at other resorts and formulating plan B.

I hope you get it, I just would not count on it at all. Its probably quite unlikely.

All the availability won't get you an owner willing to rent a certain number of points at a specific resort. Flexibility is key in trying to secure a rental. The longer you wait the less likely you will get anything in December so honestly, it may be a choice between taking what you can get or not getting anything at all. I wish you luck finding an owner!
 
The only thing you can do is request it through a rental company and see. We know there is availability right now, I can guarantee you there won't be availability after 8:01 at the 7 month mark when people other than Beach Club owners can book there. What we don't know is who the rental company has that is renting out points. I'm sure there was a list of people wanting December reservations starting back in December of 2019. It's a long shot, but you've got nothing to lose contacting the rental company, though I'd have a backup plan as it is a long shot.

Lack of an owner with the points is the issue. Obviously the company is saying wait it out, but I'd rather look at other options if it's a lost cause. We don't have a 2nd choice yet. The ones that are available with 2 BR either need even more points, or aren't where we want to be. We wanted the Epcot location, but Boardwalk doesn't appeal to us. That puts us at Swan or away from Epcot. I know waiting for the 7 month change will end up with no availability. Knowing what I know now, we would have started looking earlier, but nothing we can do about that now.

That was my fear. I didn't want to wait and be in a worse spot for waiting. I just have had no experience with this and didn't know if points came up regularly or not. I'll leave the reservation in while I'm looking into options, but I know that I need to be finding alternate plans soon.

Don't beat yourself up as it is unlikely you would have been able to secure BWV even at 11 months...move on to plan B and C so hopefully, you can start planning your trip!

It’s a bigger “ask” than you might imagine.

First, the room has to be available. Forget looking at public websites that show availability. They’re not a real-time picture. Availability is fluid and what’s open now may not be open in 5 minutes from now. The brokers can actually use their company’s membership to look up actual availability. So yes, the villa is available as of the time that the broker looked.

Next, the broker needs a BCV owner who is willing to rent out a reservation. Most BCV owners bought there to use their points there. A small percentage of them rent.

Then, everyone who is ahead of you on the broker’s BCV wait list gets a shot at booking before you do. So, if someone ahead of you also wants a 2BR villa for all or part of the week you want, the broker will send their request out to the appropriate owners.

Finally, the broker needs an owner with 275 points in order to book the villa for you. That’s no small number of points. For the majority of owners, that’s more than a year’s worth of points. For some, it’s more than they get in a 3-year period!

I wish you luck but I strongly recommend having a back up choice at one of the larger DVC resorts or a hotel room reservation.
 
Just looking at my backup options, of the following, which would be my best bet for availability of points? Or is it pretty much anything other than Saratoga Springs is going to be hard to get?

AK Jambo or Kidani - 2 BR Sav - 286 points
Polynesian 2 connecting studios - 250 Points
BRV 2 BR - 275 points

I know that room availability is another issue, but I'm seeing that finding points seems to be harder for what I'm wanting to do. I know I can book the Swan if needed. Or as a worst case, I can use my chase points and book a DSR hotel. I just don't want to get to plan D. lol

It really comes down to someone having a lot of points to rent. I think your best chance would be at SSR, worst at Poly. Most Poly contracts are small. In addition, connecting is not a booking category.

I think the ship sailed long since on finding BRV points. Waitlist there is bananas. Jambo, because they are all lock-offs, I doubt they are even available.
 
SSR is a great resort. It is walkable to Disney Springs where you can grab a bus to any other resort, which is huge for my family because we are always dining around Disney. They also have two great pools that I would put against many other pools.....of course not Storm Along Bay but pretty much any other. SSR is also undergoing a complete rehab so the rooms are fresh and nicely decorated.

your best bet is to use the private rental boards to find a BCV owner. The rental companies just aren't paying enough of a premium to owners to entice them to rent out their points. BCV is currently going for like $19-$20 on the private market -- so there's no incentive to rent to companies and get $15.50 a point.
 
Have you tried more than 1 rental company? I know some charge a deposit and some don’t. If you get waitlisted, you can cancel for a refund. At peak times and places, it’s best to try for 11 months. We have/are renting points 3 times now. 2 of the 3 required 11 months, actually I got on a waitlist at 12 months. I also ended up using 2 places, and each time one of them found something right on the 11 month day. These have also been studios, which are even harder to get. My first DVC rental attempt didn’t work, so I just rented cash. I have also always had a backup reservation just in case. Good luck!

Just be careful. With the information you have posted so far in this message, you'll be getting private messages from scam artists as well as legitimate owners who want to rent out their points. But the only way to rent out points on the DIS is via the Rent/Trade Board. So ignore any private messages you get and notify the webmaster that you were contacted by private message. Be very careful.

We have/are renting points 3 times now. 2 of the 3 required 11 months, actually I got on a waitlist at 12 months. I also ended up using 2 places, and each time one of them found something right on the 11 month day. These have also been studios, which are even harder to get. I just went on a similar journey. Tried renting 123 points through a DVC broker for the first time not realizing how hard some rooms & dates can be. After being put on a waitlist for BWV Studio or BW View by the broker, I ventured out to find a private owner renting at BW or BC.

I found a BCV owner with points to rent but at one week past the 11 month window the first 2 nights were already unavailable. Fortunately this owner also owned at Poly and offered to book the first nights there.

If we go this 'high demand' route again we'll look for an owner a couple weeks prior to the 11 month window in hopes of having points secured before availability disappears.
