First time renter question

Here's the two that I have used that seem reputable and have been or are current sponsors on the boards.

David’s is one I am waitlisted on. The other I just sent an email to, so we’ll see what they say.

I just went on a similar journey. Tried renting 123 points through a DVC broker for the first time not realizing how hard some rooms & dates can be. After being put on a waitlist for BWV Studio or BW View by the broker, I ventured out to find a private owner renting at BW or BC.

I found a BCV owner with points to rent but at one week past the 11 month window the first 2 nights were already unavailable. Fortunately this owner also owned at Poly and offered to book the first nights there.

If we go this 'high demand' route again we'll look for an owner a couple weeks prior to the 11 month window in hopes of having points secured before availability disappears.

Yeah, I got in on this late. 10 months out, but I would have tried to have someone lined up before 11 if I knew what was involved. Of course my plans at that point were for a studio, and between my wife wanting a bigger room and my mother deciding she would go after all..... 2 BR it is. I’d have been stuck either way.
 
I might suggest OKW, It isn't an EPCOT resort, as such. You can't walk to/from any park, but EPCOT is the closest theme park to OKW, and only takes a few minutes by bus, once the bus leaves the resort. And it is a relaxing boat ride to Disney Springs for some lovely dining and shopping. Plus, it takes quite a few less points. The main drawbacks are the size of the resort, and no elevators, except in 3 buildings.
 
He knows that, but until a broker has a member with 278 points (or whatever) willing to rent - and he's at the top of the list for that (there may be a dozen other people ahead of him "in line" for that member), knowing availability is of no use - its really just taunting him......

Rental agency lines are kinda a myth. As owners, we get to pick and choose and it isn't just FIFO.
 

One of the scams it to find a legit owner, modify the name and email address a tiny bit or use a reservation sheet from a legit owner that has been washed and edited. Be careful. The scammers are getting better.
 
I have noticed that BRV has availability much more frequently than BCV. I actually find Poly relatively easy to reserve but I wouldn’t bother with 2 studios at Poly because not having a washer dryer SUCKS. Lol. If you are renting dvc, you want the kitchen and w/d, and poly doesn’t have that. Plus, the pools at Poly are overrun by people not staying at the resort. You should as others said consider SSR. It is being refurbished and you might get a completely new room. True, you cannot walk to Epcot, but the resort is quite pretty and you can walk to DS. Animal kingdom is nice but you cannot walk to anything from animal kingdom.

I know, I'm one that picks and chooses, but that doesn't necessarily make it better. Because if what he is waiting for is an owner with over 272 points, and there are three people in line before him, what will happen when the owner comes along is the rental agency will send the first person in line there way. If the owner says "oh, I was really hoping for something more in the Spring timeframe - less risk with my use year" - they'll move on to find a match. He'll only jump the line if the owner that shows up is picky in his favor - which will most likely be if someone shows up with a lot of points only wanting to make one reservation instead of a couple of them for studios - and he's the first client matching that need that the agency rep comes across when looking for a match.
 
Have you considered a split stay? It would probably require a call to the broker because you would want to be sure that both parts were available. That would get around the need to find a DVC unicorn owner with a ton of points to rent.
