For months we have been going back and forth between which home resort to buy. I was really sold on Riviera but now seeing the VGF2 prices I am questioning should we buy VGF2 instead and not have the resale restrictions. Thoughts?

Where do you want to stay? I am Poly (resale) and just bought VGF2 direct. I also went back and forth on which resort to buy resale, I have been to Riviera (dining) but have never stayed or toured a room. I love the resort but I have stayed at VGF and love it there as well, so was ok with that being my home resort. My plan is to try and book a stay at Riviera to see how I like the rooms, traveling with only skyliner, etc and then convince the hubby we need more points :)

Personally, I think Grand Floridian is the king of the mountain when it comes to WDW resorts. It has both location and luxury. If you spend more time at Epcot or Hollywood Studios, I can see Riviera making sense.

I have a resale contract already, but just added on a small number of VGF points. I was torn between Riviera and VGF. Riviera: longer contract, love the resort and rooms, better incentives right now, you get 2021 points (if you buy a use year with a month after your purchase), but higher maintenance fees and resale restrictions may impact me if I decide to sell at some point in the future, plus I am really worried that it will be super difficult to book Riviera even at 11 months once more and more resale contracts exist and owners have NO WHERE else to use their points within DVC. VGF: love the location, do not really love the resort studios (prefer a 1bd but they are so expensive at VGF and likely will be tough to book since there are so many more studios now) but they will be fun for shorter trips to visit MK, lower maintenance fees, hopefully better resale value, but few years shorter contract and no 2021 points (sadness). In the end, the resale restrictions for Riviera made me choose VGF.

It really comes down to which resort you might prefer more often. RIV is my favorite and bought even with the restrictions because it’s where we want to stay.

We do split stay so I know own VGF as well, along with SSR. If you have no preference and the restrictions are giving you pause, the go with VGF.

But, I would not rule out RIV if that is where you want to be.

Buy where you want to stay. If you’re indifferent, buy wherever makes the most sense financially.
I bought GF direct. We are unlikely to ever purchase Riviera due to the resale restrictions & lack of walking path to somewhere interesting.

Best advice anyone gave us was that old saw, "Buy where you'll most want to stay. Better still, buy the one you really love."

That way, even if you're thinking of booking another resort at 7 months, you've a pleasant fallback by booking your home resort first and modifying later once you see how available the other one is.

We actually bought in at VGF at off-sale prices and had to waitlist the purchase. Never have been sorry we did that because we knew that was the resort we truly wanted. Any other would have been a not-even-close in appeal.

So, you know which resort is your true love...

It's interesting there would be a dilemma between these two resorts in particular as I see them to be very different in a lot of ways. I would feel quite handcuffed at the RR being centrally located in one building. While it is quite beautiful if you enjoy that kind of decor, nothing beats the VGF for its location and elegance. The ability to enjoy that lobby with a great book and a cup of coffee... Also to wander the grounds and enjoy looking across the lagoon to MK! I wish you the best in your difficult decision =)

I think yes. I am impartial to VGF because I like it more personally anyway. They say to buy where you want to stay but say you do want to sell it in 20 years, that resale restriction might hurt resale values….it’s still an unknown in the long run.

I think knowing your exist strategy when buying a timeshare is important, and I imagine Riviera will not be as desirable to resale buyers in the future because it will only allow for stays at Riviera vs Poly will allow resale buyers to stay anywhere. Something to consider.
