Fidelity - Request for Recommendations

I signed a 25 point contract for Old Key West through Fidelty. I hesitated at first because I had seen some bad reviews, but I couldn't pass the price up. My agent is Shawn Ray, has been amazing and responsive. She counter offered on a Saturday. The contract was emailed the day I accepted the counter offer. That was yesterday. I'm still waiting for it to be sent to ROFR. I'm wondering if they will send me an email when it goes or if I will have to follow up until I get an answer. The title company, First American, has changed my credit card.

Unfortunately, the timeline for resale is brutal, but that's often not the fault of the broker or title company - that's just the many, many steps that exist in the process. But it sounds like you got a great deal and it'll all be worth the wait in the end!
 
I have also had a good experience with my first purchase through Fidelity, but from reading this board, they do seem to be hit or miss. But my interactions with the agent Bonnie and the escrow agent at First American, Amy, were timely and helpful. And like someone else said, they don't play games with the offers - it was a very quick process for them to present the offer to their buyer and confirm. I would definitely use them again as well.

Yes, I got it for 120 a point and it had double points 2021. The other sites had the cheapest at $140 or $145 PP with either 12 points or 25. I saved about $500, so I'm happy!

Shawn is mine too and she's been very responsive. I got an official email from Fidelity when it was sent for ROFR. Fingers crossed for you!
 

I made an offer on a Fidelity contract yesterday and they called me right away to let me know I was second to respond. That was unexpected, especially after some experiences I've read on here. I appreciated the courtesy call, but was really disappointed I didn't get that contract, it was a good one, also listed much lower than I've seen on other sites.

Oh no, that's a bummer. I was told they no longer present multiple offers to a client at one time. I bid on a SSR contract that had 8 other offers. It turned into a bidding war. I like Fidelty's approach better.
 
I find they are typically way lower than other brokers and I have bought/sold through most of the major brokers though it is a painful process for most contracts. I'm waiting to close on a contract that was $31 less PP even considering their $195 "fee" than the typical sponsor's price.

Since I posted this, below is my experience so far:
Offer: Friday, 3/26
Counter Offer: Saturday, 3/27
Accepted: Monday, 3/29
Contract: Monday, 3/29
Sent to ROFR: Tuesday, 3/30

Agent and Contract Coordinator - Both very responsive and kind.

I bought one contract from Fidelity and was in the process for another, but Disney took it in ROFR. Basically, they're fine but not as good with communication as other brokers (but I think this can vary by agent). But with DVC resale, you kinda have to go wherever has the right contract.

With the ROFR contract, the broker didn't even tell me it was taken. I got my deposit check back in the mail from the title company and then called her to confirm. She told me that she had a stack of ROFR on her desk that she still needed to go through. I also find them variable on how responsive they are to emails about offers (especially in contrast to my experinece with other brokers).

They do have that administrative fee that the buyer is responsible for, but you just have to factor that into the price.

I didn't hear the best things about their default title company, but you can request to use your preferred company. I used David Sweet for both of my resales (one through Fidelity and one through another company) and they were great (fast and great communication).

Thank you for the info! I wish I would have known about being able to request title company's prior to them assigning their default one. With that said, I'm optimistic it will be fine. It's a tiny contact that I can't imagine Disney would ever want back.

I’m using First American and they have been very responsive so far. They first let me know I passed ROFR a few hours before I heard from Fidelity, and explained the next wait (estoppel) before closing. I’m feeling optimistic that FA will be fine throughout the rest of this process.

My advice - don't get hung up on the process that one place has over another. I always suggest with every broker to follow up an online offer with a call if you really are wanting the contract that is offered.
 
I’ve had a great experience with Fidelity so far. We just signed the closing documents with First American and everything has been easy and smooth. We worked with Shawn Ray, she explained everything well.
 
Fidelity has gone through some major changes over the pandemic and I think their process is getting much smoother. I purchased a contract through them and first american a few years ago and things were slow. Waiting on closing now and I find the process much more streamlined now and fast responses.
 
Fidelity is not my fav broker (I have found their response time to be slow), but if they have a good deal, I'm still going for it.

We are currently working with Fidelity. I can tell you it has been a challenge and the process has been much slower than I see with other people. It's hard to know if this due to Fidelity, or the Title Co, First American.

No one told me when we passed ROFR, I found out because I asked.
Our deed recorded today. Again, no one told me. I found it myself. Maybe they will email me tomorrow, maybe not???
 
We bought our first contract with Fidelity in October and are in ROFR for our second with them. They have been great so far. They do not send a lot of communication but everything has moved smoothly. When we passed ROFR on our first contract Mason emailed us first and then Fidelity followed up with a call the next day.
