Fall Incentives

With us getting very close to the next round of incentives, what are your predictions?

I think RIV might be due for some enhanced incentives this Fall. It seems like they are okay with VGF slowing in sales as it approaches sell out category.

I am skeptical we will see prices as low as we had.

Also am curious to see if Magical Beginnings continues at $22/pt, and what happens with the $1500 discount for existing members last cycle.

I also wonder how long that offer is valid - that is to say, can members do it again this go around if they did it the last time.

Last time 150 points was really the sweet spot in my view for pricing this summer. Curious where Disney flexes the sweet spot this time. The sales the last go around may make them think 150 is still a good place to put it.
 
Yeah I think VGF won’t be better, possibly the same incentives but starting with the $13 higher price @$230.

RIV could see better incentives. Maybe work out something starting @$217 and with incentives 200pts may see $160s?

VDH started sales with not much of a discount. Slightly better but not by much? No increase on the $230 start price.

I believe you can do MB again with at least 150 pts total purchased.

I'd expect MB to stick around, but at varying $/pt if/when they decide to alter it. It used to be lower, like around $10? At that amount you can just rent them yourself or even use a Broker to do it.

We took MB to get the discount buy in. In hindsight I wish we had banked the points. Oh well, just means time to buy another contract.

We are an Oct UY and had just bought a double-loaded resale. We couldn't have possibly used all those '22 points in our situation, so it worked out perfectly. Can't really make good use of our '23 VGF points either, but keeping those to bank and split up over the next few years (using those first and partial of the next UY's each year).

We sold back 2022’s VGF points and ended up renting some of 2023’s points privately since we already had enough travel planned over the next year. If we could’ve sold ‘23 with MB too it would‘ve left us with 40 years of points left for $139pp direct 🤑 (and paying dues on 40.5 years with a Sept UY).

Similar as we are Dec with our VGF, (have resale BWV with Jun) but we decided on Dec to get the 2022MB which we dont need as our resale had 2022 banked pts and all 2023. Our VGF 2023 pts will probably just get banked for a 'banger' in 2025 or we will do some renting.

Yes, I tried! I asked our Guide if we could do MB to both our 22 & 23 points, but alas, the answer is no. DVC will only buy back the first year, not two.
 
Yes $150 was the best price per point. If you were in the market for 500 points you could get them for $159.64 saving an additional $1.46/point using MB.
I was rather surprised when I discovered this doing the math... thought I had something wrong at first.

Not really sure why this would be, but maybe they really want those direct memberships and to compete with resale.

It's kind of hard to spend more buying more points, especially when you're adding on.
 
If the "Plan B" is to pay dues at $8.50 and rent rooms for $25-$35/point, I wouldn't be in a hurry either. That strategy seems to be working out well for them with Aulani.

For undeclared inventory, those belong to DVD and thus don’t have dues associated with them. Per se.

Once declared, then rooms are part of the association and open to all owners, DVD doesn’t pay operating costs on those points but covers the shortfall, if there is one,

As long as they are not declared, then DVD does get to rent them for cash whenever they want without any rules, which is another reason why selling BPK faster may have been the goal,

They declared all rooms within two months of sales, so no chance too rent for cash expect by following the rules of the rest of us.
 
RIV, I would assume very little change except an act fast deal ending in October which could be a marginal improvement.
VGF not going to be below $200pp anymore for 150 points (before MB).

Sold out resorts, they’ve cycled through a few of them recently with the exception of BCV, but you’d want $100pp discount on $275 before even looking at it.

My heart wants more Riviera points but I don't think I can make a case for it.

But we got August UY for VGF back in July, so we still have a lot of points to bank for Christmas 2024!
