Fall/Early Winter 09/30/25 Incentives Released

Looking at this, glad I signed a contract for add-on points last week. Originally I was going to wait until Nov, but you guys reminded me to act earlier. The holiday period should have better incentives, IMO though. Right before we start overspending on parties and gifts. Who knows, maybe Disney knows summer is better for them to offer good deals.
They want to sell for the highest price possible….There are less people in the park over the summer than during the fall for Halloween and <insert winter holiday of choice>. Why price things lower when they predict they will have more potential buyers in front of guides who don’t track the incentive cycle so closely….
 

Saved over $1000 buying VDH last week. I think we won't see great incentives until next spring.

I think that is usually the case. We bought September 28th or so last year and sure enough the winter incentives were awful in comparison. This time around they aren't nearly as bad, but still not as good as spring or summer. Then they got better in spring and summer.
 
Prediction: The Guides will be just fine.

If you are Very Online, and not just Very Online but Very Disney Online, you probably know the ebbs and flows of DVC pricing. And for those of us who are Very Disney Online, the changes in incentives might influence our buying behavior.

But most of the prospects on the sales floor are not DISboards DVC Denizens (tm). They are people on vacation who have no idea what the incentives were yesterday.

As to why net prices ebb and flow? I have a suspicion. I suspect the number one determinant of how easy (or hard) it is for Guides to sell points is how many people are in the theme parks that week. Where does most of the tour flow come from? Almost certainly, the body-snatcher kiosks in the Parks. More people in the Parks, higher tour flow. The higher your tour flow, the lower your yield can be to still hit your sales targets, which means you can nudge prices up a little bit, which means profit.

Even most current owners who are not DDD probably have no idea what the incentives are from week to week, because they are not currently thinking about buying, or selling, or stalking for a room, or....because to them, it's Just Vacation. In other words, prices and incentives are not set with the concerns of the DDD in mind.

If memory serves, the best incentives last year were also during the "hotter and more humid than the mouth of a St. Bernard" season.
Brilliant as usual. It looks like I should add "Consider buying direct in September" to my laundry list of ways to save money on DVC. September will always be the "low season" (insofar as that's a thing anymore), and will always bring out the Beethoven analogies.

Interestingly, it would appear that seasonality-wise, September is one of the worst times to buy resale. Looking at inventory of contracts listed for sale, it appears that it peaked at just over 1600 in early July, and by mid September it was down to 600-700. So buy resale in July and direct in September.

Yep, next spring may bring better incentives but the base price will also be higher so prices likely still wont be as good as say last quarter.

This round of incentives may not be the best, but it is probably true 95% of the time that there will never be a cheaper time to buy than right now. (Not my original phrase - Chad Pennycuff of the My DVC Points podcast likes
to say that).

For direct pricing, incentives and/or starting price are almost always worse than the prior period.

For both direct and resale pricing, waiting longer means you have less years left on your contract which increases your average annual cost even if the price per point you’re paying remains constant.

So, buy now! Haha
