"Due to Fair Housing Regulations, not all configurations could accomodate a regular bed, so we are unable to change all rooms to regular queen beds." from latest Vacation Magic. Guess this means some of the rooms are TOO SMALL to put the Queen bed in instead of the double sofa bed.

Fair housing generally refers to accessibility issues, where a certain %age of rooms need to accommidate accessibility needs (like a wheelchair). I am guessing what that means is that in order for those rooms to remain accessible they could not put larger beds in them.

I haven't received my VM yet, but my understanding was this only concerned the Dedicated 2 Bedrooms Villas and they are going to replace 25 of the Double Sleeper Sofas Queen Beds and the other 53 with Queen Sleeper Sofas.

That was my understanding as well. Still putting in a queen sleeper sofa to replace a full size one instead of a regular queen bed is a sneaky way of fulfilling the legal POS requirement of 2 queens in the second BR. I still bet DVC is looking at a law suit on that one at some point.
