Economy effecting resale prices

There is no question that sellers are accepting much lower offers. I know first hand regarding BWV. Some sellers are accepting $75 a pt and much less, but Disney is ROFR'ing them so that most times only Disney is getting the benefit of these lowering prices, at least at BWV. At BWV is still looks like you need a contract of 79 or 80 in order to not get ROFR'ed. That may change in the future, but it has not changed yet.
 
It appears to have definitely increased the number of resales available. I was watching resale market very closely for several months and there has been a marked increase in the volume of contracts, and I think therefore, dropping the cost a little.
 
I agree the resale market is flooded with contracts. We put two small contracts up for sale in early June for two reasons, one was to get ready for a GC add-on and the other was because we're switching over to a different UY. One contract sold within two days, the other is still for sale and we've only received really lowball offers. It doesn't matter to us if it sells or not as it's only a small contact, but I think most buyers right now are only looking for fire sales.

Many people have also posted they are adding on at BLT and then reselling contracts at other resorts.
 
I think Disney will keep ROFR on low contracts, they have to otherwise the gap between retail and resale becomes so large that it will become virtually impossible to sell direct and this would become a big problem for them. On the other hand the world economy will eventually pick up and disney will have a heap of points to sell on at a profit.
They can also use these points in the meantime to target deals to certain markets without the majority of owners having any knowledge of them. (therefore doing little damage to the brand or price expectation)
Disney have recently being selling fourteen nights in a 1 bedroom with free dining at SSR and OKW for next august and september to the UK market for just over £1700 which is at the moment is about $2500.
The 450 points this would cost a member at SSR would hit them for $1953 in maintenance fees, meaning disney have then sold the dining plan for anywhere between 1 and 4 adults for a grand total of $39.07 per day. (with the small detail of no buy in of $40,000 give or take for the points).
A studio at the same time with free dining was less than they wanted for a stay of the same length at Caribbean Beach and also had a higher grade of dining plan.
 
Yes- prices are lower- more contracts are available. Certain resorts seem to be losing value faster than others. BWV seems to be the resort with the most ROFR activity and it seems pretty stable around the $80 mark. Looks to me like others are losing value faster than Bwv.
 
Definately. I've been watching the resale market and I'm amazed.

It used to be that the contracts with 100 points or less were listed as "sale pending" nearly immediately ... now they seem to be lingering.
