The cabins are a tough sell. It only makes sense if the plan is to only use the points there during fall and winter months, when home priority matters most. Otherwise better options exist.

It’s hard to think DVC is surprised by sales. Is there something else they know about the future that will make it more attractive? My guess is Reflections and more amenities coming. Maybe they know it’ll be very cool and spark alot of interest at that point. Then there’s also potential of a trust being formed too. CFW seems like unfinished business right now.
 
It could be as simple as "We needed to replace the existing cabins, we may as well make them DVC and sell what we can sell as we go, and who cares how fast that is? In the meantime, we'll just rent out what we have."

That's not a terrible idea of the alternative is: replace the cabins and have them be all-rental all-the-time. In other words, the comparison might be to that property as a rental, not to other DVC properties. In that case, any sales are fine.

If more points don’t sell then they won’t declare the additional cabins into the trust.

Not enough cabins in the trust means that there will be very limited availability for non-home resort owners to book….

5 months on sale.. 1.3% of the resort sold.. at this rate CFW will only need 32 years to sell out with 18 years to spare.

Special Old Key West Direct Incentives​


As we typically see, Disney Vacation Club (DVC) not only offers exclusive incentives to actively selling resorts, but also provides members with occasional incentives and discounts on “sold out” properties. This month, Old Key West is one such resort that is seeing some particularly enticing offers. For any members looking to add-on 300 points at Old Key West this spring, DVC is offering a discount of $70 per point, bringing the direct price down to just $135 per point. This brings the pricing close to the current average DVC resale price of $113 per point, making it an attractive option for those interested in acquiring an extended 2057 contract at Old Key West.

Incentives took the direct pricing down to $125 per point for 500+ and $115 per point for 1000+. (Yeah, some people posted here that they actually did buy those quantities.) And I believe Magical Beginnings could knock off another $20.

I know that OKW direct is 2057, I was looking at BCV, BRV, and BWV.

I would kind of give a pass to people adding on 25 points because they want the points right away and in their use year…. but still….

Let’s take BWV at $240pp. With 17 years left that’s $14pp. Add on the dues of $8-$9 and you are at $22-$23pp for the remainder of the contract.

You can rent points pretty easily for $18-$20…. without paying a huge amount of upfront cash!

Or you can buy resale for $112pp (per board sponsor), which gets you down to around $15pp!

For every 50 points you would save $6400 in upfront costs + $256 in interest every year. Over 17 years that would be nearly $12,500!

I say this as someone who purchased a 55 point BWV contract this year…it’s amazing how much they are still charging for the 2042s direct ….
 
Here's a curious one... there is someone on these boards who said they bought VGC direct around May/June and the sale was not in the report last month, and it's not there this month either.

I think it’s difficult to distinguish VGC from VDH on the CA website because they make you pay to see the details whereas with FL it’s free.

If it was towards the end of June, maybe it took awhile to close and will be counted in July? 🤷‍♀️

Riviera continues to sell really well. …
Anyone remember the early predictions of how long it was going to take Riviera to sell out? There was so much negativity back in those days, I would assume it is exceeding those expectations, even with a pandemic thrown in.
