DVC reservation/availability while waiting on contract

We are in the process of contracting for a 300 point contract at Beach Club Villas.

We are planning on renting a 2 bedroom and a studio January 4-10, 2024.

I’ve checked the DVC rental website and it shows both rooms are still available for those dates. Is that an accurate tool for checking availability. Is there anyway to reserve those rooms for cash until we close on our contract?

Any help would be greatly appreciated.

Checking on availability isn't allowed here to even confirm because it can change the next second so there's little point. However I can tell you that there are not BCV studios for all of those dates as I've been looking at it during the past couple of weeks and they've been gone for awhile. The Marathon is that weekend. I'm not certain where you looked at availability but it may simply be showing what the cost would be if it was available?

You cannot convert cash bookings to points - separate inventory - so that would be of no help. You just have to wait.

Thank you for this! It showed “partial” so I didn’t know if that meant limited. We are going for the marathon so that factors in. Now I’m debating going with the contract that doesn’t have points until February 2024 and just paying rack rates.

The broker said we could book cash and convert to points so I really appreciate your response.

You're welcome. If you do change your mind on the contract you might also change your mind on brokers too. Telling you it was possible to convert a reservation to points doesn't establish a lot of faith. FWIW though if the points would be bankable in the contract your currently on you may want to go ahead. Rarely does the market recognize enough of a difference with stripped contracts and more likely is that you'll wish you had banked some points so you had more.

Do you think there is any chance there will still be two bedrooms available to book in the next month or two?

Honestly. there is really no way to know, As mentioned, that is why we don’t allow people to share what is there. It can change in a heartbeat.

We are already almost at the 9 month marks and at 7 months, you will be competing with all owners. BCV is a popular resort and that time is still part of the busiest DVC time for bookings.

Marathon weekend is one of the most highly-demanded periods in the DVC Calendar. I would not count on anything in particular being available after race registration opens in a few weeks. Many people have already made speculative bookings hoping they will be able to get a bib, and many of those who haven't will run to make reservations the instant they have a bib in hand.

If you absolutely must stay in the Crescent Lake area, I would book something for cash right now. If you know FOR SURE you are going, that could be a DVC rental. If you do not know for sure, book something from Disney that fits your needs and keep an eye out for better rates down the road.

I also don't think I would buy any DVC contract based on a single trip in the next 6-10 months. Instead, if you want to be a DVC owner, because you want to come back in general, then buy the contract that fits your needs.

Before 7 months then maybe. @drusba may have better input on that.

What you could do is book a cash reservation and then try to get something on points once you close and cancel the cash. That way you'd have something definite and wouldn't have to rely on point availability. If point availability never opened up you could rent out the points to put towards the cash room(s).

We’ve gone for marathon weekend every year for the past 13 years (except 2021 and we pushed our 2022 trip back a few months due to omicron) so this isn’t just about a trip next year. As we’ve gotten to a more financially secure place in life and now have kids we’ve decided we’d like to move forward with DVC.

We like the crescent lake area because it’s on the marathon route so much easier to bring the kids down to see the race. Also the ease of access to Epcot and Hollywood studios is a huge plus. I know lots of people have this same idea though.

We may just book a cash room when 2024 reservations open up. I’ve never been unable to get a bib but after seeing the W&D registration fiasco I am nervous.

If marathon weekend is our focus every year would you recommend looking for a December or February contract? I genuinely appreciate everybody’s help. I wish we would’ve started working on this a couple months ago but nothing I can do.

There's a thread called Understand Use Year that might be good to read.
In short - February would be the worst in case of last minute cancellations. Aug-Dec UY's would all be fine.

Reading now and appreciate the guidance. Thank you again for all your help.

A better way of putting it might be: find the right contract for the next 20 years, which might not be a contract you can use at BCV for the '24 marathon.

At this time there's *just kidding Sandi*. Unfortunately the website doesn't tell us how many rooms are available so there could be 10 2BRs still left, there could be just 1 left and that can change in the next 10 seconds. You can always just book the rooms straight up for cash if you must stay at Beach Club while you're there but it wouldn't hold it for you from a DVC inventory standpoint but at least it'd give you insurance. You can also just rent the points from someone to guarantee you can get it just this one time and book your future trips on your own.

Are you purchasing directly from Disney? If so, they could possibly make a welcome home reservation at Beach Club.

If it's through resale, then that option isn't available.

Really nobody should purchase 300 BCV points direct from Disney at this point unless they just have so much money they will never spend it all. I'd guess it would probably would be cheaper to pay rack rate for the rooms this trip and purchase the resale than to buy the points direct but I didn't check the numbers.

We definitely don’t have the kind of money to justify a direct purchase from Disney.

I’ve been on a waitlist for about 3 weeks with David’s DVC rentals for a two bedroom at BCV so I’m hoping that ends up coming through.

I’m going to just watch the resale market for a 300 point BCV with an August to December use year. Now that you all have helped me, my expectations are in check so I can be patient.

Just had our offer accepted for a 320 point BCV contract with an August use year at $128 per point. Hopefully I’ll be adding to the ROFR thread sometime soon.

I seriously can’t thank you enough. This is such an excellent community and resource. I look forward to hopefully being a contributing member in the near future.
