Im kinda thinking about DVC ownership, looked around disney's website and saw that as a sample 160 pts at AKVillas is 19.2 I can purchase 150 pts, with pts available immediate for 12K at the timeshare store?

Why wouldnt I purchase through a reseller rather than directly through disney? What have been your experiences purchasing through a reseller rather than Disney? Quite frankly 19K :scared1: scares me, 12k i think is doable:thumbsup2

I would appreciate any input thanks DISrs

Yes, I started out by purchasing through TSS with a small contract, 50 points, to get my foot in the door.

Then, I was able to call and add on my points at BLT, which is really where I wanted to own!

It was a very easy and great experience. If you are flexible with where you want to stay (we weren't---we only really want to be at BLT), then you can save a great deal by buying resale.

When we bought, BLT wasn't really available on the resale market so that was the main reason to get it all through Disney. I did end up selling my VWL contract within 2 months of getting it since I wanted the 11 month booking window at BLT. I just wasn't willing to chance it at 7 months, especially since I wanted the SV rooms.

Unless you have specific things in a contract that you can't find resale or a specific resort that is in short supply on the resale market, it is tough to justify going through Disney.

Financing is another reason that some go through Disney. It is easier, quite frankly, and doesn't show up on your credit report. For some, this makes a difference.

We ended up working things so we used our Disney Visa, got our rewards points, and had 6 months, 0% to pay.

We were in your same shoes. We took the DVC tour a few years ago when they were selling SSR and AKV but we didn't want to pay $16,000 at the time.

We held out and just purchased a 100 point contract from TSS and paid cash. And I must say that everything went extremely well. The TSS is very easy to work with and they keep you informed. I highly recommend them. :thumbsup2

We are taking our first DVC trip in a couple of weeks and had enough points to do another in October for the F&W Fest. It will be my DW birthday too. Good luck with your decision.
 
I purchased a 50-point contract at BWV for $80 some years ago through the Timeshare store. Ask for Jason. They are very professional, not pushy in any way. I later bought a 150-point BWV contract through Disney for $91.

Tough times forced me to sell. I think I got $90 for my 50 points and $77 for my 150 points. Both were BWV. I used The Timeshare Store and sold them fairly quickly. Prices are lower now, so I picked a good time to sell.

At some point, I'm going to buy back in for a small contract, just for the AP discount and the 25 percent cash discount on rooms at Vero, which aren't totally outrageous to begin with.
 

We purchased through DVC and it was a great experience. We wanted BCV and were at the tail end of getting in. They had already opened up the next resort and this pushed us to buy in. However, I have friends who went through the TSS and they had a good experience too. They paid cash for their deal so it was easy. Not sure about financing with them. We didn't have the cash to pay upfronts. We financed with DVC and get to take the taxes and interest off of our income tax each year. Only have 3 years to go on paying this off. Not too expensive and was affordable.

What about the length of the timeshare. I understand that DVC timeshares are for like 21 years. I assume you can only purchase the years that the original owner has left?

VB, HH, BWV, VWL and BCV all expire on January 31, 2042. Most of the OKW contracts also expire on that date, but some have been extended until 2057 (and all OKW contracts sold now thru DVC). At this time there has been no suggestion whether other resorts will also be offered an extension. SSR and all later DVC resorts got a full 50 years from their opening.

You are correct that resale purchases will inherit the same expiration date as the original owner unless extended by a future action of DVD.
 
Hi - We purchased 2 contracts, one direct and one resale. With direct your points are available almost immediately. With resale the whole process from start to finish took about 6 weeks and we saved a lot of money. If we purchase more points I will definitely go resale. I used DVCbyResale b/c they had the right contract for us (resort, use year, number of points). But I would not hesitate to use The Timeshare Store as they have an excellent reputation. I have spoken with both Jamie & Scot and they were very helpful and professional. Good Luck! :goodvibes
 
We purchased this spring from *********** at *************** because they had the right contract for us. It went very smoothly and we were able to more points than if we went with Disney for a cheaper price. Good luck!:goodvibes
 
I bought resale (175 points at VWL).

It was important to me to be at that resort, and I was able to get a better deal through resale. Since I was paying upfront rather than financing, $ was the operative concern. I was happy with the experience.

Now for add-ons, I'll probably go through DVC. I would like 50 points at Boardwalk or Beach Club in order to get the 11 month booking window occasionally for Food and Wine. And with a smaller contract, the higher cost/point is not as significant.

We used the Timeshare Store, and we were very pleased. We just closed in early December 2010. We also used Magic Vacation Title, and we were pleased with them as well.

I used the resale co. you mentioned and had a good experience. I have 3 contracts, 2 purchased via resale and 1 directly from Disney. The only benefits to buying direct is no closing costs (it was a 50pt. contract, not sure if larger contracts will incur closing costs) and no ROFR wait and the points show up in your acct. the day you call your guide. For both resale contracts, I had to wait 4 weeks for the ROFR process before I could close. It didn't matter since I wasn't planning on any trips at the time. And, once we closed, which took another week, the points didn't show up in my account for 5 business days. So, the resale process took 6 weeks, from offer to points in account.

And to answer your question about "add ons". These are usually smaller contracts, like 50 points. Those small contracts are pretty rare on the resale market and the cost difference may not be worth the hassle of going through resale.

BTW, I didn't read all responses so this may have been mentioned, but it's always a good idea to buy smaller contracts. They're easier to sell in the future.

Even after closing costs, I saved a lot of money over buying from dvc. Cash is king. Buyer power let's you negotiate from a position of strength.

As long as they are banked within the first 8 months or your Use Year, the points may be used for an additional year before they will expire.

One thing that is pretty standard for purchases via Disney that may or may not happen via resale (depends on the contract) is getting current UY points.

Some resale contracts have them and some do not, but when buying with Disney, they give you current UY points with your sale. Depending on when you are buying and what UY you decide to get, it can seem like getting two years of points right up front.

And, with Disney, the MF's are automatically prorated from the date you purchase for the remainder of the calendar year (unless it is a new resort that is not open and then it is a different set up). Again, with resale, this is something negotiated and not necessarily true.

When I bought more BLT points this August from Disney (June UY), I got all my 2010 UY points but I only had to pay about 4 1/2 months worth of MF's for 2010.

Now, if I bought that same contract via the resale market, its possible the current owner would have asked for reimbursement of all 2010 MF's because the contract would have had all of its 2010 points.

And, of course, Disney does sometimes send new buyers things like a bag, or a pin, etc.

Probably the best benefit that I have heard about is there ability to sometimes get a new buyer a hard to get reservation as a condition of the sale. They seem to have a bit of "magic" in securing a reservation that may not be available to other members.

With Disney's ROFR, there is really very little negotiating to be had. If you move the price too low (meaning you're getting a bargain deal), Disney will buy it back for that price and you're out. So, to negotiate down willl often only improving Disney's position for ROFR.

So far DVC has not used ROFR except for BCV. Everything else has not been ROFR for a year. I have seen OKW passing at $40 a point and SSR passing at $46.67 a point. So except BCV offer away to seller because DVC has not been buying back.
