how long does a broker a keep a sale pending status listed on a contract? I'm asking because I made my offer and it was accepted and sent into Disney for ROFR on 2/6/2016, and because I'm just slightly crazy I check the listings constantly, un until today my contract was still listed on their site as sale pending, and now it is no longer listed at all??? Maybe I'm just nervous about this process, but should I be concerned, or have they just finally gotten around to taking it down, or is it at all possible that it passed ROFR today???

I think you are jumping to conclusions here. I can't see them being joined up enough to take the listing down before emailing you to tell you. i'd see both happening at once so i think they have just taken it down in anticipation of hearing.

It may depend on the broker you use. Ours has passed ROFR and sent back our closing paperwork. It's still listed as pending on the site. I don't see it as a big deal. I have a signed contract from the seller and everything is proceeding as it should.

The Timeshare Store

There is no hard rule. Showing pending listings helps the broker look active and busy to bring in new sellers and encourage new buyers to think there is some urgency in buying a contract before there aren't any left. Having too many pending listings confuses the buyers and scares them away. If you are buying somewhere that has lots of contracts being sold then it will probably be removed faster than a contract from a less popular resort just because they want to show activity.

You are getting paranoid :)

I am sure every broker is different.

In general, I would think that it would be kept up until a deposit is received and it is off to ROFR. Prior to that you could back out, and it could go back on the market

Once that happens, you are pretty obligated, and it does the reseller no real good to keep it up, unless it is for image.

If you signed the contract and sent a deposit I would not worry. I do not know if TSS requires a deposit or not.

I did pay a deposit, and I'm not so much paranoid that it's a list contract or anything, more excited that maybe it means things are moving faster than expected, but I'm sure I'm just wishful thinking. I hate this waiting process...

I have a contract that passed ROFR on 2/19 and noticed yesterday mine is still showing as pending on the broker's site. On my other contract that was sent for ROFR on the same day, the broker has already removed the listing. Just depends on the agent, but I think some leave them on longer so they can show how many contracts have "sold".

I'm kinda hoping that's it, but it has barely been 3 weeks. I'm maybe just thinking too much into it
I passed ROFR IN 6 days and they didn't remove my listing from their website until after I had gotten my membership letter.

Last time I sold a contract with Timeshare Store, they told me they keep sale pending up until they receive the deposit from the person who was buying. Once that is received, they remove the listing.
