DVC Purchase question

Hello All,

I have been renting points for a couple of years now and was thinking of buying. I am not, however, ready to spend $16,000+. Here is what I was thinking, and need some advice on.

I was planning on buying 50 points resale. The reasons is that this will get me in and allow me to make my own reservations. I would still plan on renting/transfering points into the account to allow for an annual vacation at Disney. This would also allow me to, in the future, use 150 of my own points every 3rd year (50 banked, 50 current, and 50 borrowed). This way if my family decides they do not want to go to Disney every year, we do not need to.

Here are the 3 things that I need advice on:

1) I figure that transfering points into my account would be safer than renting as nobody can cancel my reservation without my knowledge. Last year's rental, I was not even allowed to call and confirm my own reservation because I was not a DVC member (until 7 days out when the resort had the ressie).

2) How does the transfer expiration dates work? Will all points transfered in expire on my dates or the transferees?

3) does it matter what location I purchase? If I am transfering in points, does my home resort give me 11 month preference, or does the transferred points negate that if they are from another resort?

I appreciate all responses, as I know there is a lot of knowledgable members out there.

Thanks,
Erick

I'll try and answer some of this. and someone else can chime in with the rest.

1) You are only allowed ONE transfer per year. That's one only, either in or out, but not both. So, if you plan to use transfers you need to find another member who can take care of your needs for that year.

2) If you use renting as a way to boost the points at your disposal, you will have the sme problem you have now. That is, if another member rents you a ressie , you still CANNOT call and check on it.Membership alone does not give you the rights to check on anything made under another member number. There are folks on this board who have already tested this issue.

3) If you transfer in points, the points retain their original status. In other words, they retain both the expiration and the home status they originally did. So, if you transfer in OKW points that will expire in December, they remain OKW for the 11 month purposes and they still expire in December.

Many people have made decisions to start with a small buy in and that's often a good plan. You certainly have to decide what is financially best for you. You may not get quite the flexibilty you think you will.

Thanks for the info.

Just a quick question on #2.

If I pay someone for their points and have them transfered into my account, I will be able to make reservations with them and then have access to the ressie, right?

yes - while they retain their original characteristics, they are your points after the transfer.

the dilemma is that with each member only being allowed one transfer per use year...finding owners willing to use their single transfer for your transaction may be a challenge.

(there was a little confusion in the previous answer in that if you rent from another owner, you cannot discuss that reservation with MS even though you are also an owner. transfers are a different animal.)

I see, I was not thinking about the other member using their transfer up. That is a good point, thanks. I guess it would limit the amount of people wanting to "rent" to me if I was using up there transfer for the year.

I have been watching the Time Share Store, is there other good places to buy contracts?

i used TTS so i can't recommend anyone else. but i would suggest emailing TTS and getting on an email list to get the jump on smaller contracts that come through. many smaller contracts are purchased before they make the web page. JMO.

Transferred points are supposed to retain their original Use Year and Home Resort status. You should be aware that transferred points may be banked though, so that may be a useful tool at times.

Since transferred points retain their original Home Resort status, they may be used only at that resort until 7 months prior. Some members have gotten transfers specifically so they could reserve at other locations 11 months ahead. If you own at VB and transfer VWL points into your account, you could use the VWL points to reserve there for early December 11 months ahead, but could not use your VB points until 7 months.

We've used Jaki and her son at atimeshare.com to buy and sell a couple of different contracts and have always had good service from them.

If you are looking for feedback on your idea then mine would be that I don't understand...

-either buy enough points for your needs or just stick to renting. I know that I would not want to buy and then STILL be dependant on the very inconsistent, un-regulated, under the table "renting" process every year. Renting an extra 100 points each year, you are still looking at 1,100 a year. the maint fees on owning those 100 extra points is only about 425.

Just my two cents.

I appreciate your 2 cents, but the big difference for me would be the extra $9,000 to get those 100 points. The more I think about it, the more I am thinking that I will start with 50-60 points, thus allowing me to use my own points every other, or every third year, and then maybe buy some more points as an add-on.

Thanks for everyones thoughts,
Erick

That's not a bad plan. If you do end up vacationing every year at disney, then the extra purchase cost will pay for itself quickly vs. Disney Hotel costs.
