I know that different resorts have different point prices, but can anyone give me an estimate of on average how much a dvc contract costs? I can't seem to find the thread with that info, so if anyone could point me in that direction that would be just as helpful.

also, are there other fees that I would be paying (if i bought resale) other than just the price per point?

If you're looking at the resale market, you're going to see fluctuations in price from seller to seller. It's important to understand how many points you'll be getting for the first few years of ownership. (Are there points available to use right away, or did the owner use some/all of them before selling?)

You can get a good idea of what's out there by clicking the Timeshare Store ad at the top of this forum. They have a list of current contracts they have for sale.

In addition to the points, you'll also have to pay the closing costs. ($400 - $750)

Depending on the contract you buy and your timing, you may also need to pay some maintenance fees.
 
thank you. when you buy resale, do you just take over the remainder of someones contract (however many years they have left to enjoy dvc) or does the time start over?
 
Each resort has it's own contract end date, regardless of if you buy direct or resale.

*Edit I forgot about OKW. In short as was put more accurately that me below "You get whatever years are left on the contract."
 

You get whatever years are left on the contract. Some of the resorts have different 'end' dates--a lot of them expire on 1/31/42(OKW, BCV, BWV, VWL, Vero Beach, Hilton Head), SSR is 2054, AKV and some OKW are 2057, BLT is 2060...and I'm assuming VGF is later than that.

In addition to closing costs, some contracts want you to pay some of the 2014 dues if you're getting 2014 pts--it will say it on the listing.

Once you've bought a DVC, you will be paying annual dues every year (around $5-$6/pt depending on the resort.)
 
Keep in mind that it is the resort itself that determines the end date of the contract. For example, if you buy BLT or OKW by either method - direct or resale - the end date will still be the same. The purchase option does not determine this factor.

Not quite. To be clear, BLT is 2060, while extended OKW and AKV are 2057, and regular OKW is 2042.
