DVC Prices Plummet!

Reality is breaking out. The Fantasy on here has been that "DVC is going to support my value for me"

DVC is focusing on selling "new" and not "old" A significant depreciation on any timeshare should be expected. The DVC model of "holding it's value" isn't really the way the market works. It's been an aritifical state...

Since I bought understanding this and planning to lose all value if I sell it's fine with me!
 
Since the DVC deed is NOT in perpetuity, it ignores reality to think that as it "winds down" it will not lose value. Who will pay $16,000 for a deed that is for 2 years, or even 10 years? At ten years out, the cost per year will be MF + amortization (which will be $1600 per year!).

Seriously I expect that as these contracts hit thier last few years I won't be able to give them away! LOL!
 
A lot of economics is self fulfilling prophecy.

If there is a big long thread saying OMG! The Sky is falling! DVC Prices Plummet! Well, at least some people will look at it and PANIC, and put DVC up for sale.

Yes, prices are off. Have you seen the economy? Have you bought gas? There are owners out there that bought DVC that probably shouldn't have, or had a couple or three bad breaks and need to sell. Add that to the people that bought SSR at a high price with buyers remorse, and you have soft prices. I have an acquaintance that was up to her eyeballs in debt before the bad economy and works with home builders in commercial lending on commission. She mentioned that they had their Suburban on a 7 year note. I've not asked, but I'm sure things have changed at that house.

There are a lot of people that read this board. A good friendly thread saying, gee this bad economy has affected prices is a good and/or healthy thing. To say...OMG! OMG! The Sky is Falling! only helps the person who wants to pick up points on the cheap!

I'm also concerned about the expiration date, but will deal with it when the time comes. I figure at worst, I'll have to go to WDW every year. Darn!

We are in the process of buying a DVC resale right now :) I am on my way to the post office to evernight my deposit :) We are not buying it as an investment, we are buying it because our family LOVES WDW! I am in no way shape or form worried about our decision to purchase.

I bought our first and second contracts FOR US ( me mostly) with no desire to sell.I plan to get my money`s worth like a new car.RUN IT INTO THE GROUND with selling never an option.

When my bones are so old I cant ride RnR or Space or enjoy illuminations,I`ll give it to my kids to carry on the tradition.
 
I'm with you guys :thumbsup2 . We bought DVC without any consideration of ever selling it. I don't care what the market does, except when I'm looking to buy more :rotfl: or what the resale value is. I'll either keep going to WDW until my points expire (hey, I'll sit on my balcony and enjoy the atmosphere if I get feeble or rent an ECV) or leave it to our children to enjoy with their friends and family!
 
We too bought with the intention of NOT selling. Of course I hope the prices stay down for a little longer. I hope to do an add-on within the next 2 years. I would like to add on at the BW - if they do a contract extension like OKW. If not that I will add on at SSR.
