DVC Prices Plummet!

I think $81.25 for 160 AKV with 160 07 banked points is a pretty good price. I would sure loved to have that one.

Personally I do not feel any impact if resale prices go down. I have had so many vacations over the past 10 years with my points, that I feel they have certainly paid for themselves by now.

I will keep what I have and do not plan to sell. They will be willed to my daughters after we are gone. In fact, I am waiting to buy Grand Californian when it comes on the market!!

Kudos to those shopping resale right now! Hope you all find some great deals out there.. :)
 
...I dont think the sky is falling at all. For those that got in on the tail end and paid full price, maybe, but my DVC portfolio is holding on better than my 401K!:rotfl:
It does depend on what you paid, how long you have owned... there is a lot to be said for individual perspective as to whether these low resale prices are a bad thing. I do believe they are a sign of the times. Since I am in buying mode, not selling mode, I love it. Even though I am a fairly new owner (2006) and bought SSR for $86pp. I have no intention of selling in the next 15 years so I don't care if the price is down. Just hope it doesn't stay that way for too long. re: 401K: It's funny because it's true. Also pretty scary because it's true!
 

Were pretty happy that the price has come down like it has in the resale market. It made it very affordable for us. We have been saving for the past couple of years to buy DVC and with the current prices we were able to buy sooner then we expected.

Lets just hope our contract passes ROFR - :)
 
... Let me see a BCV at 100 pts. with prior years banked pts. for $85/ pt. Then I might think differently.

Well- It is bigger than 100 points and it doesn't have the prior year banked but did have all current and future points at time of ROFR:

Princess Amy Lyn----- 270 BCV (Mar) $84, all '08 pts (sub 3/28, passed 4/8) GMAC

Disney just ROFRd a BCV contract stripped at $83- BCV does seem to be holding its value better than the others.
 
DVC is a luxury item and in tough economic times, people cast off their luxuries when necessary.

We are going through this right now in purchasing a second home (lake house here in Maine). We have wanted to do it for some time, but now....while it is not quite a fire sale, there are lots of things to choose from and all much cheaper than when we started looking 18 months ago.
 
I'm more than a little curious regarding pricing going down... but I don;'t know what half the abbreviations mean! What is ROFR?

I read this and of course jumped right over to the Timeshare store. No spectacular deals like this... We are interested in considering a DVC, considering all the satisfied owners. And if prices are down, now would be the best time to buy.

Of course if you are interested NOW is always the best time to buy one, but it is a luxury item and, of course, theres plenty to second guess.

ROFR mens "right of first refusal." What that means is, Disney gets first shot at every sale. If they feel the price agree top by the buyer and seller is too low, they retain the right to buy it at that price. Basically, it helps keep the re-sale prices artificially high.
 
I have been watching also, I am wondering if GMAC is getting these contracts. I get emails from TSS, I haven't seen a deal yet. I know there is one location I would love to find a deal on.
 
I want to see the 401(k) that is literally on a roller coaster ride. I think there's a good chance of some of the money falling out.

In all seriousness, the prices are definitely related to the economy. I recently bought in and I know the prices are a fair amount lower than where they were when I started looking a year or two ago (although still up a bit from when I was first introduced to DVC). My best guess is that prices will continue to decline some for the foreseable future. I went ahead and bought now because I wanted to book a trip (my kids are now at an age I'm ready to take them - they'll be 5 and 3 when we make our trip next year).

I personally don't view DVC as an investment but rather a strategic consumption activity (if there is such a thing). I actually plan on keeping my contract (maybe adding some more) until its exhausted and the price goes to zero.

SSR's in the 70's now

How low can it go? My guess is mid 60's.

Make a lowball offer on one from TSS. If you look at the listing number, part of it corresponds to the date it was listed. Pick your fave resort and look for one that's been sitting around.

DH has been eyeballing a couple of Oct VB(he'd like a few more points so we can go every yr).
 
I received via email from a reseller a list of OKW properties for sale. There are about 130 listings. That strikes me as a HUGE amount. Maybe someone here with more experience can give an evaluation.

I'd love to buy more points, but I think 2009 the prices will fall even more, so I am holding out until mid 2009 and will look at teh ROFR thread again and see how they look.

I really think even early 2010 they will be lower.

It looks like the relatively affluent DVC owners may be able to get through the recession without selling, but can they resist selling to raise money for the purchase of the exciting new resorts?

Talk about a double whammy for resale values! :rolleyes1 The next year or so should be a great time to buy DVC contracts on the resale market.

Just like the housing market there is a lot of DVC on the market for any number of reasons. One of the bigger could be that DVC is an expense that maney can not afford at this point and may of been on the line when they bought.
More important is most people can not afford to buy right now especially with the financing market drying up which will certianly cause lower prices. How low???? I doubt a Disney will allow some of the numbers listed here as they will not be able to sell new.
I bought in early 05 paid around what the contracts are selling for now had no closing costs plus mostly paid MF fees and points for the first year. I have had 4 vacations and gifted 2 additional ones.... My point the right time to buy is when you can afford the expense and will enjoy DVC not because of the price. You can get a great deal on a big luxury SUV now too!!!!
If you have if you have a use for either and the money it is a good time to buy.
waiting around for a better deal is a gamble as BLT could cause Disney to again rasie its ROFR tolerance. They will find a use for the points or simply offer a great deal on the rooms to get cash ressies.
