DVC points Home vs None Home

Hi, i am considering buying DVC resale.
However not sure how the points work in relation to home and none home resorts.
If I purchased 100 points in Old Key West or AKL would the same 100 points be the same at Polly?
I know about the 11 and 7 month booking window, but if we banked and borrowed and had 300 points could we use these for another resort?

thanks Uberclare, so if we was relaxed about the resort each year we could take a lower contract cost (AKL) and use this for Polly or RT. But the cost of the points is massively different. Sure I wouldn’t have the guarantee of getting the resort.

Yes at seven months all points are equal,unless you buy resale at riviera.riviera resale can only stay at riviera

at 7 months a point is a point at all DVC resort no matter where your home resort is, EXCEPT RIV if you have resale points..

You can use the resale points at all resorts except for RR. If you really like poly, you should be able to use OKW or AKV points there as I have always seen studio availability there in the 7 month window...unless you are traveling over Christmas week.

Keep in mind all points are the same at 7 months, but the point charts are different at each resort. A studio at poly takes more points per night than a studio at OKW. Availability at 7 months varies throughout the year, but poly usually isn't too difficult to get because its all studios. Also, keep in mind right now you can't borrow all of your future use year points, you can only borrow up to 50%. No one knows how long that restriction will be in place.

Also...and maybe someone mentioned this...each resort has different point cost per night. So AKV standard studio might be 14 for a particular night where Poly standard studio is 20 that night. I figure you are aware but maybe not. Might want to do a check of what the point cost is for the typical week you'd like to travel in the typical room type you'd book. Just to see the range of points needed.

It has gotten tougher to book things at 7 months out. Especially a studio and particularly tough from Oct Food and Wine) through to mid Jan (after holidays and then marathon). Due to those events but also due to being lower point costing season for DVC. Basically low point cost is the big demand. So AKV value studio in early Dec is not gonna happen at 7 months nor is BWV standard studio in Oct (just as an example).

All depends and with lots of extra points in the system from the closures, things will be different at 7 months for trading.

IMO, don’t buy a resort you will not be happy with if you can trade to where you want to be.

So, if Poly is it, buy that. If you are okay at OLW or AKV if you can’t trade, then yes, that would work.

Availability will be different in the near (far?) future due to issues from the pandemic, so take those charts with a grain of salt.

The dates that have been historically available at Poly at 7 months would cost ~23-24 points on a Sun-Thurs and ~26-27 points on a Friday or Saturday in 2021 point charts, so basically four nights per 100 points. https://www.wdwinfo.com/disney-vacation-club/Poly-Points.htm

You should be fine outside Christmas week. I would choose AKV for the higher possible rental rates if you need to rent your points. You can only carryover points for 1 year - so you get a two year lifespan maximum out of your points. I do not agree with the thought that booking may be more difficult due to covid, personally I think it will be easier and I also think crowds will be less for a while. I think we will also start to see some really good cash discounts in the future - this is just my honest opinion-. Since poly is only studios they are usually always available in 7 month window. The other resorts - GF, BCV, CCV, BWV, AKV, (value and standard view) is really hard to book in the 7 month window; BLT - standard view is gone and their studios are really small; SSR and Poly studios are pretty much always available. As a purchase I would choose AK for the option of value or concierge points

I would not buy if your plans are already every 3 years. There is too much risk at that point. Right now as an example there is a 50% borrowing limit so you would have 50 of your 100 points that would need to be used the following year or banked to the year after.

Now the borrowing will likely go back to 100% but there is no guarantee and they can always change the rules.

If you are going every 3 years I would stick with room rentals or cash rooms.

The resorts have different time left on the contract and wildly different dues. I found the Most Economical ranking the best overall description of this. The standard cheap, all purpose resort for points to use wherever (sleep around points, or SAP) is SSR and has been for quite some time, because of its combination of long contract and low dues.

I would not buy into this if you only plan to go every 3 years. This is a lot of planning and risk, as 2020 has shown. I'd just get a room at Caribbean Beach and let Disney deal with the cancellation policy.

You do realize that the resort you pick as HOME may expire as soon at 2042. Some as far out as 2070

Buying late in 2021 will not allow you to bank your 2021 UY points for certain UYs (Feb., March, maybe even April and June) if you buy resale. You would have to have the seller bank the points for you as a condition of the sale. That’s if you can find a resale contract that hasn’t been stripped of its 2021 points.

You might already find contracts being sold that are stripped of 2021 points to be honest. I wouldn't really wait on anything instead I would simply break out exactly what you are looking for and start looking accounting for all part of the price (Price Per Point, MFs you have to pay, what points it has).

Example if you can get something for $100/point now vs $95/point in 2021 that possibly is more expensive. The one now you might have a loaded contract with 2019/20 points that you can rent out for $12-$14/point and drive the cost down, plus negotiate where you don't pay the MFs on any of those 19/20 points.

And there might be some good resale deals to be had over the next few months but prices will go back up. As will attendance. The mouse will want to sell their new DVCs for top dollar so they won't allow resale prices to totally take a dump. DVC has always held some value unlike other timeshares.

There’s also a seasonal uptick in listing when members finish their vacations and face the bill for annual dues in December. Although it may not affect asking prices, just having a lot of contracts to pick from will give you some leverage when it comes to what you finally end up paying.
