DVC Point Question

I am currently mulling over the idea of buying into DVC. When I went on my first open house the DVC rep stated that DVC is a great way to guard against inflation (ie. 100 points this year = 6 nights stay and 100 points 10 years from now will still get you 6 nights). However I noticed after looking at a points table from 2010 to 2011 for Bay Lake tower that the points required increased from 2010 to 2011. Was the rep lying to me,or am I missing something?

When I bought in, we had enough for 27 nights per year at the lowest points per year. With the recent changes to the points charts, we are down to 22 nights per year.

Rep not lying to you. Overall points for the DVC resort cannot change.

Adjustments can be made due to seasonal changes, but when points go up for one period they must go down for another.

Disney has recently reallocated some points away from weekend stays to mid week, but again overall points must change.

I would though be a little bit careful. If you buy enough points to stay 6 nights at the cheapest time of the year you may find that with point reallocations that you cannot get 6 nights in the future.

The point charts can be modified. The total number of points at a resort cannot change, but the charts can be changed by raising some nights and lowering others. The point charts have been modified three times since DVC began - 1996, 2010 and 2011.

While there may be no changes in the future, it's important to know that the charts can be changed without input from owners. DVC has the responsibility to make changes designed to maintain maximum occupancy levels.

If you select a specific set of six nights, you may or may not be able to book them for the points you have in the future. In the past two years and in 1996, points were reallocated - meaning they were shuffled around to balance out better. The total number of points a a resort cannot change - unless they build more at that resort - like they did at SSR with the addition of THV and at OKW where they added bldg 62, 63 and 64 a few years ago.

So a studio could require 8 points a night on the first Wed in Oct this year, but it might require 9 points per night next year on the first Wed in Oct - but another night would have to go down somewhere to account for that increase.

Also remember the the capital puchase is only 1/3 of the cost of points MF are 2/3 so you are only 1/3 hedged.

But it is a great hedge against inflation when compared to staying in a Disney resort. Isn't that what we all say - it's a great way to pre-pay for years of vacations using today's money (simplistic statement I know not factoring in net present value, opportunity costs, etc.). But it is a hedge against inflation.

The rep is correct. Like previous posters said the overall points at a resort never change. They make adjustments in seasons and some go up but others go down. It is a great hedge against inflation. We have been members since 1997 and are very happy.

We will actually save 6 points due to the season adjustments.

Yep, our vacation *this* year is more "expensive" than if we were taking it *next* year... It all depends on your exact plans, to see if it goes up, goes down, or stays the same...
