DVC plans to target commercial renters

I don’t think those hard to get rooms will be see a meaningful change in the availability.

It is just going to make those feel better not to see as many listed on the websites…assuming that other owners don’t choose to rent them.
That's my point -- I don't think it will be any significant easier to get those rooms in general.

Ironically, the availability of those rooms AND number of rentals may decrease --leading to even more frustrations by the same complaining members. Those rooms are simply scarce overall.

This is another strawman argument (not saying it's you) I struggle to understand. No one is suggesting that availability will increase (but plenty seem extremely anxious to convince others that it is nothing more than a Sisyphean struggle). I mean, logic would dictate that all of the people getting muscled out by commercial renters are already waiting in the wings to grab those rooms themselves. Many are quite vocal about it in these threads. Yes, they'll all get snatched up just as quickly, and that's ok. The point is that rather than a handful of commercial renters grabbing a large block of the rooms being discussed, others will at least have a meaningful chance to grab those rooms themselves, on an arguably more level playing field. For people (again not saying you) to suggest that there's no benefit to eliminating commercial renting, so why bother trying to curtail it, seems nothing more than self-serving.

I didn’t take the post I responded to as implying that it was a reason not for DVC to take the action they have said they will be.

But rather, will the difficulty change and I don’t think it will in a meaningful way…simply because, as you say, there are plenty of owners waiting for those rooms, way more than rooms that might no longer be taken.

But, we also don’t know if DVC plans to implement a rule that distinguishes between renting confirmed or on demand, even for owners who they feel are not renting against the rules.

I am still not sure they can or even will. If nothing comes out that renting rooms in high demand is against the rules, those large point owners might simply be replaced with the average owner doing the same thing.

Exactly my point. Modern day Shortages and in demand of that hot item is driven by those buying 1 getting g another for ebay.

Anyone watch the Disney merchandise releases? Many casual sellers buying 2-3. One to keep 2 to sell. Just reality of today's economics.

Will Disney want to control that with their DVC product? We will find out.

Did everyone borrow their points and try for a end of December trip since the world was supposed to end??? 😂
Not me! 2000 is the year I bought in.

I did stay at Disney that season but at a regular resort hotel.
 
The time I remember the lottery is/was for Y2K and you had a chance to book 3 nights over New Year's. Maybe I'm not remembering correctly?
I never participated in the lottery, but do remember our original guide talking about it. 1996.
 
Value and Club rooms will always be limited no matter the point chart simply because of how many people have booking priority for those very limited rooms. AKL is a large resort.
Every room type is limited. However at this point value Studios and 2 Bedrooms are nearly impossible. This was not the case pre pandemic. You still have a chance for a 1 Bedroom.

There are 18 Value studios. Of those 8 are dedicated and 10 lock off. Meaning there are 10 2br value rooms. When all 18 value studios are booked so are the 2br. If you get a 2br value you get 1 studio plus 1br.
 
I don't usually toot my own horn but figured I would share this one here. Multiple times during this week's condo meetings, members of the board openly spoke out against commercial renting by large point owners, saying "We are actively pursuing plans to go after those people and stop that behavior."

I just got back from WDW, so I'm catching up on the meetings that I didn't attend.

My first thought about the article that @tjkraz posted - which has probably already been mentioned somewhere in this thread that I missed - was that the board members' language seemed a whole lot more forceful when discussing commercial renting than when discussing walking. To me, that seems telling as to what they are focusing on.

Nope - I had to work - I was in tech - each application team had to have someone on site so we could quickly fix whatever broke on NYE - nobody wanted to be the bank that had problems - so as team lead, I let the rest of my team off and took the shift - I did however, show up in a ball gown with a tiara and a couple bottles of champagne and crystal glasses…

To me, that seems telling as to what they are focusing on.

That was definitely the feeling I got as it was a major theme of the two I went to. While walking was discussed, they really seem focused on renting.
 
I hope that 99% of (non-commercial) owners would support this approach.
I do, for one. I also wish they could find a way to focus on spec rental rather than renting requests. I don't know if it's possible, probably not.
The rental forum on the Disboards, for example, have people mostly avoiding renting for Values and Standards, because they're a pain. I, for example, write in my posts to avoid asking me for values and standards because they're never available at 7 months (I own SSR). So people end up renting more commonly available views and rooms.

I also agree speculative rentals should be stopped AND that the most valuable rentals should be saved for non-commercial owners (I’m fine with owners and also their friends and family guests) until at least the 6m mark. I don’t think the average DVC owner realized how easy it was to make $$$ buying BWV or AKV if you exclusively used it to rent the cheapest category rooms for profit. I ran the numbers and it was quite attractive but I didn’t buy BWV as commercial ownership is clearly against the rules.
