DVC Newbie - Help with Second Contract/Add-On Questions

Everyone here has been so helpful with my last two threads and now I have even more questions!

I am in the process of helping my dad purchase points at BC. We had an offer accepted on a 200 point contract and it was just sent to Disney for ROFR.

We are looking for a second contact for BC with a June UY in the range of 50-100 points. We also need it to have all or most of the 2021 points and all of the 2022 points as we are planning to use them for either a June, July or October trip for next year.

Someone on one of my other threads mentioned that this could be a hard contract to find on the resale market.

  • Given what I have said above, do you think I have a realistic chance of finding and closing on this second contract by November in order to book for October next year?
  • On the other thread, the same poster suggested buying 50 points direct from Disney - how would this work?
  • Will Disney sell me 50 points direct as an add on even though my only other contract is through resale?
  • I assume I wait until the resale is closed and loaded in the system and then just call them?
  • Are the direct prices (in this case $245/pt) inclusive of all fees or are there separate closing fees?
  • Would Buying direct would guarantee me all 2021 points even if I buy a June UY in September for example?
 
It is very easy to buy direct from Disney. You call the guide and tell them what you want. I had my points in my account within an hour. Then they send you the documents to read and sign electronically. You do still have additional closing costs. I would wait for the resale to be complete because then you will have your membership and account and they can match and add everything to that. I believe you would get 2021 points because you would still be in your 2021 use year.

There is a 'Closing Time' thread on this board where people post their resale timelines from offer to close. If you browse through it, you'll find that it's taking on average 3-4 months from the time the offer is accepted to the time you'll have actual points loaded in your account. There are plenty of variables (ROFR, estoppel, closing process, deed recording, Disney loading contract/points) that can shorten or lengthen this timeline. If you want to have points in your account by November, I'd try to have an accepted resale contract by mid July to give yourself a realistic chance.

As Fixerupper alluded, Disney's direct process is super easy. You'll get the points within a day of committing to buy with a deposit. You'll docusign your contract in a week, and expect to pay off the contract in about 30 days (unless your financing).

I would wait so they can line all of your new points under the same membership account (assuming both contracts are titled the same have have same UY)

Closing is extra. I would expect it to fall in the $400-500 range, but your guide can give you an exact figure before you buy. Also, know that you'll be charge prorated dues for 2021 when the contract finally closes. So if you do decided to go direct, I'd wait till the second half of October so your only on the hook for a couple of months worth of dues (vs 6.5 months if you bought today).

Yes- we're in the June 2021 UY now, and you would get your full 50 pts if you bought September (or anytime between now and May 2022).

Hello, im in the middle of getting my first contract through resale now, ide say you will probably get your points on the first contract in Latter half of August/Septemeber, no later then October.
My ROFR took just under 1 Month, Something called the EStoppel happened about 6 days later. My understanding is closing should now happen within the next 15 days.
Im told for new members it can take Disney 2 to 6 weeks to create your new membership and get your points.
So my best case scenario is 2 1/2 Months to get my points, 3 1/2 Months my worst.
So i think you will be fine on your first contract.
If you go the route of Direct for add on im told that is very quick (days not weeks), but if you go through resale you will probably need to find a contract within the next 2 - 3 weeks for the add on to be on the safe side.

Also, not sure if this would help, Disney allows you to purchase I beleive 24 points One Time. So if you are only short 24 points for your trip you could just purchase the them one time from Disney. Sounds like you might need 50 though.
 
If your first purchase is Resale, you will have to wait to have your Membership Number in order to add on a small Direct Contract. New owners have a minimum purchase amount of points for DVC (which may have changed recently with the increase of Member Benefits being raised to 150). So in other words, to add on a 25 or 50 point Direct Contract with DVC, you will need to close on your resale contract first OR purchase the "New Member" minimum (which might now be 150).
