DVC experts, what do YOU think? Good deal?

I found what I think is a great opportunity to buy into DVC. 230 pts., OKW, June UY at $69 per pt. $500 in closing costs, Seller to pay $200 transfer. No pts. are currently available, all 230 will come available 6/06 and can be borrowed for current use. No maint. fees due.

Sounds great to me - how about you? Would you bite?

We go every February so we'll be borrowing those pts. for our 2006 trip assuming all things go ok.

I guess I just need some reassurance as this is a lot of money to us (we are paying cash, not financing).

We bought a contract with no current points at OKW when we joined in 2002. Some folks don't like them but the pricing is what got us. I would be happy with that deal.

Good luck on ROFR. That is the hurdle you have next.
 
I does sound like a pretty good deal... almost too good.

At a price of $69 per point, I would guess you wouldn't make it thru ROFR. The lowest I've seen make it thru ROFR is $73 per point, and even that is borderline (a $75 per point was ROFR'd not long ago). I just got thru with $74 per point.

You could try, but if you really want to get the contract you might want to consider increasing the per point cost.
 

Yes, I'm concerned about ROFR but after seeing HH and VB contracts listed (and selling) below $69 per pt., I'm optimistic that this OKW contract w/no current pts. will be blessed. Pls. cross your fingers for us. Any more and we're priced out of the market for now...

The basic definition of a good deal starts with passing ROFR. This one sounds like a good deal for the seller -- THEY'll get their money.

But with recent OKW ROFRs at $70 and $75, I have to be skeptical of this one passing.

I agree. Great deal, but I would be extremely surprised if it passed ROFR.
 
Try structuring the deal with higer point cost and lower closing fees. This is just gonna get bought by ROFR
 
"IF" it does go thru, you will get a GREAT deal. Of course if the more likely scenario occurs and it doesn't go thru, there's plenty of OKW listings out there on the resale market to try again. Maybe up the price a little but look for a slightly smaller contract.

At the rate ROFR is going right now, you could know in about a week after the contracts are sent for approval. (Usually it's 3+ weeks)

I haven't kept up with recent ROFR limit but $69/pt is a good deal without any current points IMO so I think it's got a chance to pass ROFR. Good luck and come back and let us know when you pass ROFR :teeth: :wizard:

Good tip on restructuring pts/closing costs - Seller would still get same amount or a bit more, we would still pay the same or a bit more but it would raise the per pt. price. I'll see if the Seller is open to that.

Do you think $72 per pt would increase my chances exponentially (I know it's pretty much a guessing game)?

I agree 100%. The ROFR cut-off is different for each resort. Banked/current point allocations don't seem to affect Disney's ROFR. $69 is well below the current OKW current ROFR. But if you don't really mind losing this particular one, you have nothing to lose. Good luck!

I'd guess that $72 might still be pushing it. If you check out

You'll see that the lowest that has passed according to that list was on 7/12/05 at $73 per point for 300 points. Mine went thru at $74 per point.

If you look at some that didn't make it thru ROFR, you'll see one for 230 points that got ROFR'd at $75 per point on 6/14/05.

Just remember whatever deal you make, DVC will see exactly what's in the contract and will get the exact same terms if they decide to buy it back.

But again, if you don't mind losing this contract, I'd say go for it and see what happens. You can always go for the next one if they ROFR it and you will not have lost anything.

Sending you pixie dust...we were ROFR'd once but actually then got what we think is a better deal (higher price, but more banked points) 2 months later. You've got plenty of time to try again if this one doesn't work...and the next offer will be easier to make, too once you've experienced the whole process.
 
You could always buy fewer points if you lose this one and then add on later.
