DVC.....DVC Resale?

Good Evening:)

Just wondering if anyone here has purchased DVC, and more specifically, DVC Resale?

Hoping if you have, that you could share the process with me. I have been looking at a resale, and wondering how the process works? Do you need a lawyer or a real estate agent?

We have purchased both direct and resale. Direct is easier and almost immediate but also more expensive.

Contact the resale agent and they will walk you through the process. It has been a few years so I cannot recall all the details. You do not need a lawyer, you may need to get documents notarized.

There is a lot of good information in the DVC forums. They also discuss the different resale companies although there is at least one that cannot be named on disboards.

we've bought 3 contracts thru resale and it has gone very well all 3 times. the savings over direct is large enough that we were more than willing to wait a while to get the points.

you can buy resale from any province, and can buy direct from home but only if you are in ontario and maybe alberta.

everything can be done via email.

I would recommend that you open a us fund account at your bank. not only do you get a preferred exchange rate but some accounts also have free us bank drafts which you will need to send a deposit ( some resale companies let you pay a deposit with a cc but some want a bank draft.)

You can also get a us fund credit card which saves you the fee that the cc's charge for charging us funds on a cdn cc. sometimes as much as 2.5% on a transaction!

Aas everyone has stated, it is a very simple process. If only you would have done this 6-8 months ago when regales were 20 - 25 percent less
 

Hopefully I can post here. I bought a resale from the timeshare store in 2011 for half the price that disney was selling. The recess was easy quick nd we love it
 
How long approx. does it take to get the points? Are we talking weeks or months?
 
i would say 8-10 weeks from the time you make an offer and its accepted to having the points in your account
 
We have also used the Timeshare Store for 2 contracts and it is so easy. They have it down to a science. Everything was done over the phone, email or fax. Huge savings vs direct especially if you want a sold out resort (BCV, VWL etc) they also deal internationally all the time.

We bought our 2nd contract from a UK seller. So we were in canada, seller in the UK, TTS in Orlando, no issues.
 
We also bought from the Timeshare store....looking to possibly add more next year. Easy and painless :)
 
I bought resale a little over a year ago, and the process was very easy.

You do not need to get anything notarized as a buyer; you will need a notary if/when you sell. This is important because we Canadians don't have the right kind of notary (they're on practically every street corner in the U.S).

- It can be anywhere from 1 day to 14 days from accepted offer until it gets sent for ROFR (depends on how quickly everyone gets their documents sent in). I sent everything by fax/scan/email.
- Then another 30 days for ROFR.
- Then another 2-14 days to receive the final contracts from the closing company.
- Another 2-14 for everyone to send the signed documents back (seller has to notarize; buyer has to send final funds).
- Once everything is received it usually closes within a day.
- Then another 7 days to get the deed recorded.
- And another 14 days for Disney to get your account set up and points loaded, and mail everything out to you.

All-in-all, it takes between 7 weeks (buyer and seller are really quick) to 12 weeks (someone is realllllyyyy slow, especially if the seller is not in the US and they have to make an appt to get documents notarized).

I think it's worth it to get the contract at half the price of Disney direct.

Other Canadian specific information: I used Canadianforex to wire transfer the final payment. Great exchange rate and virtually instant. You'll have to start the process when you have an accepted offer to get an account set up.

I also opened a US ACCESS account through RBC. It's a real US-based bank account that you can open from an RBC branch in Canada. It provides cheques and a Visa debit card, and you can set up monthly dues payments through it.

You can read through the "buying DVC threads" to get a feel for the process. I strongly recommend that you learn everything about DVC before jumping in. Pay special attention to Use Year (U/Y) and figure out how to value a contract that has banked points ("loaded"), only current points, and no points until next year or later ("stripped").
